summary description
under general supervision, of the hvac shop supervisor, performs senior journey level maintenance and repair work on boilers and heating, ventilating and air conditioning systems district-wide; acts as technical consultant; insures proper maintenance of boilers, chillers, electrical controls and pneumatic pressure control systems. Hvac systems, ddc building control systems and mechanical equipment, electrical systems, at all district facility. Insures proper maintenance of electrical, electronic, pneumatic, ddc control systems, and performs related work as required;
and maintains operational and administrative records and reports. As needed the position may be assigned to day shift, swing shift or graveyard shift.
exemplary duties/responsibilities
inspects boilers and heating, ventilating and air conditioning systems for proper operation and maintenance procedures; updates, remodels and performs the most complicated and difficult maintenance and mechanical repairs on boilers, hvac systems and all related equipment; repairs and adjusts electrical and pneumatic pressure control equipment; tests and maintains safety switches and controls; and repairs refractories and fireboxes, including but not limited to cleaning of fireside and waterside of boilers;
has to be fit tested with respirator to do boiler cleaning; tests water treatment on hot water, chilled water, steam and other treated hydronic systems. Maintains and repairs ground source heat pump systems.
provides technical guidance and preventative maintenance training to custodians, maintenance technicians and other boiler operators; coordinates and oversees the preparation of boilers and other vessels for yearly inspection and certification; tests boiler feed waters; and reviews state, local and district policies and consults with health department and other governing agencies regarding necessary changes. Manage large hvac maintenance projects. Assist with energy analysis studies.
Identify and prioritize equipment repair and replacement needs through facility's condition inspection system.
estimates time and material costs for repairs made by vendors and contractors; maintains accurate logs and records of test results, preventative maintenance activities, and major repair work performed; and takes and maintains inventory of supplies, equipment and parts. Fills out material disturbance permits to comply with district and health department policy. Reviews plans for new schools and major projects and assists with development of construction standards to provide a better finished construction product.
may be required to physically perform ahera class iii disturbances to asbestos containing building materials as directed in accordance with all applicable federal, state and local regulations.
