Position: Maintenance Technician II (40 hrs/week, 260 days)

as needed the position may be assigned to day shift, swing shift or graveyard shift.

exemplary duties/responsibilities

makes inspections of assigned facilities; diagnoses need for and schedules repairs; inspects and maintains mechanical equipment, electrical control and safety valves for proper operation and compliance with codes, regulations and safety orders; assists in the inspection and performance of routine and seasonal maintenance of boilers, chillers, cooling towers and other auxiliary equipment; performs water tests and adds water treatment chemicals; lubricates equipment;

replaces gaskets, seals, belts and filters; replace defective pneumatic pressure controls; and replace bearing assemblies and other internal operating parts of related heating, ventilating and air conditioning systems, electrical equipment, plumbing fixtures, and other major building systems and keeps related records; reviews work completed by district personnel and outside contractors to insure compliance with specifications, laws, and codes.

performs minor maintenance painting, plumbing, electrical, carpentry, masonry, heating and ventilation, and similar work in the repair of walls, floors, ceilings, mechanical systems, and similar building surfaces, areas, and facilities. May be required to physically perform ahera class iii disturbances to asbestos containing building materials as directed in accordance with all applicable federal, state and local regulations. May be required to physically perform osha lead remediation in accordance with all applicable federal, state and local regulations.

assist journey level craft workers on major alterations, construction, and repair projects; orders parts, materials and supplies. Assist in supervising preventive maintenance workers.

employment standards

education/experience: any combination equivalent to education and experience that would provide the required knowledge and skills is qualifying. A typical way to obtain the knowledge and skills would be:

  • four (4) years of verifiable general building maintenance experience that includes major heating systems, hvac systems, electrical distribution, plumbing systems and general building maintenance such as carpentry, sheetrock, electrical and plumbing.

or

  • equivalent to completion of an approved apprenticeship program in one of the building trades;

and

  • two (2) years of verifiable general building maintenance experience that includes major heating systems, hvac systems, electrical distribution, plumbing systems and general building maintenance such as carpentry, sheetrock, electrical and plumbing.

knowledge: heating, ventilation, air conditioning systems including control systems such as pneumatic, electric, electronic, direct digital and computerized. Techniques, procedures, and hand and power tools used in general building troubleshooting and repair; carpentry, painting, concrete, plumbing, lighting, electrical, and mechanical systems; operating principles of boilers, fans, compressors/condensers, coils, pumps, motors and control systems; electrical and pneumatic control systems; hot water and steam systems;

welding practices and procedures; applicable state and local building and safety codes and regulations; and related occupational hazards and safety precautions.

skill: working independently; diagnosing and performing preventative maintenance and repair work on boilers and heating, ventilating and air conditioning systems and related equipment and systems; reading, interpreting and following mechanical and electrical drawings, technical manuals, blueprints and specification sheets; observing safety practices; understanding and carrying out oral and written instructions; performing heavy manual labor; making estimates of materials and labor costs;

preparing and maintaining related operational records and reports; handling a variety of work orders and complete work on schedule; and establishing and maintaining effective working relationships with those…
