General Manager
First Service Residential is seeking a General Manager to provide leadership on behalf of the Board of Directors and manage daily operations of the community.
Pay RangeBase salary: $ – $ per year. Compensation will be based on skills, experience, and the client’s directive.
Responsibilities- Provide leadership and direction in the development of short‑term and long‑term plans, and recommend goals and action plans to achieve Board objectives.
- Oversee the annual budget process and monitor the monthly financial position of the Association, reporting to the Board of Directors monthly.
- Review organizational structure, job descriptions, and functions; make recommendations for potential changes.
- Partner with public, private, and volunteer organizations to provide community services as needed.
- Support the activities of Board sub‑committees.
- Maintain knowledge of all Governing documents and provide recommendations on revisions.
- Develop initial goals and priority issues with the Board annually and as needed.
- Ensure seamless communication between the Board of Directors and committees.
- Provide community leadership and guidance to address homeowner needs and desires.
- Create and implement the annual working budget, subject to Board approval.
- Recruit, hire, train, and supervise all community staff in accordance with the documented management plan.
- Work closely with local emergency organizations to maintain emergency and evacuation plans.
- Conduct annual goal‑setting sessions with the Board and key community participants.
- Collaborate with departments and outside agencies to develop programs that meet community needs.
- Implement programs or improvements to enhance service delivery and operational efficiency.
- Maintain on‑site visibility throughout common areas and facilities.
- Ensure compliance with civil code, declaration, and governing requirements.
- Direct all staff to achieve maximum efficiency and results.
- Monitor lifestyle operations through regular property walks and staff engagement.
- Plan and implement programming for all community members while meeting budgetary expectations.
- Implement expense‑control systems and assist with forecasting.
- Ensure proper maintenance of records for attendance, incidents, complaints, scheduling, pool chemicals, and equipment.
- Have reliable transportation and the ability to travel to work locations.
- Practice First Service Residential Global Service Standards.
- Maintain high standards of personal, professional, and ethical conduct.
- Assist with operations to meet schedules and notify supervision of issues.
- Engage in meetings, work groups, and problem resolution at senior levels.
- Follow safety precautions and standard operating procedures.
- Perform special projects or tasks as assigned.
- Minimum seven years of high‑profile community management experience, with at least four years managing a staff of five or more.
- Bachelor’s degree in Business Administration or related field preferred.
- Experience managing multiple functional departments or divisions preferred.
- Committed to continual learning and attendance at industry programs.
- Strong written and publication skills for documentation of operations and relationships.
- Direct interaction with staff and the Board for implementation of directives.
- Budgetary knowledge and control for program execution and cost‑sharing.
- Positive community representation in line with the Association’s vision.
- Effective oral and written communication skills.
- Goal‑oriented with a self‑starting drive to accomplish tasks through others.
- Conflict resolution and executive decision‑making abilities.
- Strong ethical practices and organizational time‑management skills.
- Preferred college degree (not required).
- Management of five or more employees for at least two years.
- NREX full Community Manager License preferred.
- Five or more years of experience with Common Interest Communities or equivalent.
- Regular sitting, standing, and movement throughout the day.
- Ability to lift or move objects up to 45 lbs multiple times per day.
