Position Summary
The Preconstruction Manager leads the preconstruction process from early budgeting through GMP development and transition to operations. This role partners with owners, architects, engineers, internal teams, and trade partners to drive scope alignment, cost certainty, value engineering, and constructability planning — ensuring projects begin with a strong foundation for schedule, budget, and execution.
Key Responsibilities- Lead preconstruction efforts from schematic design through final GMP and project handoff
- Develop conceptual budgets, design-phase estimates, and milestone pricing updates
- Manage trade partner outreach, bid packaging, scoping, and bid leveling
- Coordinate constructability reviews, logistics planning, and schedule strategy with operations teams
- Participate in design meetings with owners and design teams to provide real-time cost and feasibility input
- Create and manage scope sheets, risk logs, and allowance/contingency recommendations
- Drive value engineering alternatives while maintaining design intent and performance requirements
- Coordinate proposal development including narratives, qualifications, and schedule milestones
- Ensure all trade scopes are complete and properly covered prior to final pricing
- Collaborate with operations for seamless transition to buyout and construction
- Maintain relationships with subcontractors, suppliers, and local market partners
- 6+ years of commercial construction experience (estimating, preconstruction, or PM)
- Strong understanding of construction cost drivers, sequencing, and scope coordination
- Proven ability to lead multiple estimates and deadlines concurrently
- Proficiency in Excel and plan review tools (Bluebeam or similar required)
- Strong communication and relationship-building skills with owners and trade partners
- Experience managing estimating deliverables through design development and GMP
- Bachelor’s degree in Construction Management, Engineering, or related field
- Experience with value engineering facilitation and client-facing budget presentations
- Familiarity with scheduling tools (e.g., MS Project, P6) and procurement strategy
