The RoleThis position plays a key role in overseeing recoverable expense calculations, reconciliations, lease administration activities, and financial analysis across a multi-tenant commercial real estate portfolio. The role requires a strong understanding of commercial leases, excellent technical accuracy, and close collaboration with internal teams. The position also supports the implementation of CAM Recoveries in Yardi Voyager, contributing to system configuration, analytical review, and long-term process reliability.
Key Responsibilities- Read and interpret commercial lease agreements with precision, identifying all obligations related to Common Area Maintenance, taxes, insurance, utilities, and other recoverable expenses.
- Perform Lease Administration duties, including updating lease abstracts, maintaining accurate lease data, tracking critical dates, and confirming recovery-related information.
- Enter and maintain lease records, track insurance, rent increases, and tenant notifications.
- Confirm compliance with lease terms and internal policies.
- Prepare annual Common Area Maintenance reconciliations for commercial tenants.
- Calculate proportionate share allocations, confirm correct cost treatment, and investigate year-over-year variances.
- Produce organized reconciliation packages with clear supporting documentation.
- Respond to tenant questions professionally, providing calm and clear explanations.
- Collaborate with property management and accounting teams to prepare operating budgets and recovery forecasts.
- Prepare internal reporting related to recoveries, reconciliations, and lease compliance.
- Support external audits by providing documentation and explaining calculation methodologies.
- Maintain strong documentation practices to support transparency and historical reference.
- Recommend improvements to workflows, templates, and reporting for increased efficiency.
- Work closely with property management, legal, leasing, and accounting teams to confirm accurate expense treatment.
- Participate in implementing CAM Recoveries in Yardi Voyager, including data validation, configuration review, and reconciliation logic.
- Provide input on new or amended leases to support operational accuracy.
- Support internal teams with ad hoc analysis and data review.
- 5 or more years of experience in Commercial Real Estate Accounting, CAM Recovery, operating expense analysis, or lease administration.
- Strong understanding of commercial recoveries, including caps, exclusions, gross-up methodologies, proportionate share calculations, and multi-tenant allocation practices.
- Demonstrated ability to interpret complex commercial lease agreements with accuracy and confidence.
- High proficiency in Microsoft Excel, including advanced formulas and data analysis functions.
- Experience working with real estate management systems, with Yardi considered a must.
- Strong written and verbal communication skills, with the ability to present financial information clearly and professionally.
- Excellent analytical capability, thorough attention to detail, and comfort managing complex financial data.
- Reliable, organized, and capable of working both independently and collaboratively within a cross-functional environment.
