Position: Maintenance Supervisor (The Spoke)

Position Overview

Insite Property Solutions, a boutique full-service property management company, is looking for a skilled Maintenance Supervisor to oversee the physical upkeep and repair of The Spoke community, ensuring that all facilities, systems, and grounds are maintained to the highest standards. This role requires strong leadership, technical expertise, and a customer-service mindset to ensure resident satisfaction and protect the property’s value.

Responsibilities
  • Supervise and direct the daily activities of the maintenance team (team includes maintenance tech and maintenance porter).
  • Perform and oversee daily maintenance operations including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
  • Manage and execute preventative maintenance schedules to minimalize downtime and extend equipment and property life.
  • Conduct regular inspections of apartments, common areas, and building systems to ensure safety, functionality, and cleanliness. Report deficiencies to Community Director and take appropriate action.
  • Coordinate with vendors and contractors, reviewing work for quality and cost-effectiveness.
  • Manage inventory of tools, equipment, and supplies, ensuring cost control and availability.
  • Manage capital improvement projects.
  • Ensure compliance with safety regulations, company policies, and industry best practices.
  • Manage residents' work order requests in a timely and professional manner. Communicate effectively on status and maintain status records in YARDI.
  • Perform unit turns including but not limited to: servicing appliances, plumbing and electrical, replace old or faulty parts, re-key locks, replace burnt out light bulbs, and interior painting.
  • Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.
  • Ensure that the property is compliant with OSHA standards.
  • Respond promptly to emergency maintenance requests and participate in on-call rotation schedules.
Qualifications
  • Minimum of 3 years residential/multifamily property maintenance experience required
  • 1 year supervisory experience preferred
  • Excellent time management, problem solving, and interpersonal skills
  • Must be a reliable, motivated, organized professional
  • Must be a self-starter who can multitask and achieve high-quality results under tight deadlines and changing work priorities
  • Willingness to travel throughout portfolio at times
  • Must have access to immediate and reliable transportation for after hours on call emergencies or transporting materials between communities.
  • Must have a working knowledge of Microsoft Office Suite
  • Ability to communicate effectively, both verbally and in writing, and work professionally with residents, coworkers, and supervisors
  • 4-year degree or related coursework preferred; high school diploma or equivalent required
  • Must be able to perform the physical demands of the job with or without reasonable accommodations
Compensation
  • Pay Range: $29.00 - $37.00 per hour (new hire starting range is $29.00-$34.00 per hour). The placement within the range is based on factors such as prior property management experience, size of property/team, education/training, and work performance.
  • Bonus Potential:
    Quarterly bonus potential of 3.75% (total of 15% annually).

90-Day Introductory Period

We use a 90-day introductory period to help new team members get oriented, learn the role, and build confidence in their work. This time allows for training, feedback, and mutual alignment on expectations. At the end of the introductory period, we evaluate progress and fit to determine next steps.
