This project requires a COR to be on site during Construction to provide oversight. There will be a mix of some Daytime Construction, typically outside work or in noncritical areas of the building, and then what is called Extended Maintenance Window. Daytime hours are typically 7:00 AM to 4:00 PM, Monday through Friday. Extended Maintenance Window is 10:00 PM to 6:00 AM starting Sunday Night and the end of week is Thursday Night, ending on Friday Morning.

Scope

of Services
  • The COR will provide services during regular business hours and during the maintenance window. The COR will determine the critical nature of all work and decide, with the management group, where and when coverage is required.
  • Act as liaison between the Owner’s Project Manager and the Contractor.
  • Review Contractor’s construction schedule. Coordinate the construction schedule with Operations and Project Manager.
  • Manage the Method of Procedure (MOP) Process, including MOP review, distribution and track through Procore. It is expected that the COR will be the primary point of contact for contractor MOP development and processing. The COR shall work with contractor on MOP development, requesting input as needed. Once the review is complete, the COR shall forward the reviewed MOP to team with a recommendation for approval.
    • MOP review shall include a suitable Back-Out Plan for all work that includes electrical and HVAC contingency plans for system restoration including assuring that all required equipment is on site.
  • Review and provide comments for the proposed Contractor site lay down areas, exterior storage, construction trailer staging, and parking. Coordinate the Owner’s requirements with the Contractor.
  • Attend construction phase meetings with the Contractor, sub-contractors, Owner, A/E, CxA, and other participants as appropriate to review:
    • Construction progress and schedule
    • Quality of the Work
    • Potential Change Orders or Change Orders
    • RFIs
    • Dust Protection
    • Payment Applications
    • MOPs
    • Commissioning activities
    • Utility Service outages or interruptions and temporary services required
  • Ensure that all network equipment has approved protection, and any necessary temporary cooling installed before any work is done in the vicinity and ensure that no protection will interrupt cooling or access to the equipment.
  • The COR shall be the daily primary point of contact for work being performed. It is anticipated that the COR will understand the contractor’s work schedule with the most critical work being performed (i.e., either normal shift or maintenance shift). The COR shall notify team of work plans and assure that proper coverage is being always provided for the associated work.
  • Review the GC daily work schedule to ensure that no work will interrupt any operations. Review, on a regular basis, the proposed construction schedule. The COR shall note areas of schedule concern (critical path) and notify team of potential impact and delays. The overall responsibility of Project Schedule is the general contractor; however, the COR is responsible to be aware of construction progress and requirement for contractor to remain on schedule.
