Are you a Senior QS who doesn't mind getting their hands dirty in the data? We are representing a highly respected, traditional house builder seeking a Commercial Lead who is as comfortable in the mud as they are in the ledger.

This isn't a "high-level oversight" role; we need a COINS power‑user who can handle heavy procurement and lead from the front. If you have a Tier 1 or Tier 2 background and a reputation for "getting stuck in," this is your next long‑term contract.

Based at the Surrey Head Office (5 days a week) with site presence across Surrey and Sussex, you will be the commercial engine for a suite of traditional build projects.

• Heavy Procurement via COINS:
  You won't just be checking boxes; you'll be driving the procurement process. Advanced COINS proficiency is mandatory—you need to know the system inside out to manage sub‑contractor packages, orders, and payments.
• Commercial Ownership:
  Full accountability for project budgets, CVRs, and final accounts for high‑quality, traditional masonry housing.
• Leadership & Mentorship:
  You will have one Assistant Quantity Surveyor reporting directly to you. We need a lead who can "show" as well as "tell."
• Longevity: A stable, 12‑month+ contract with an immediate start for the right candidate.

• Residential Pedigree:
  Full "cradle-to-grave" residential experience is essential.
• Technical Background: A solid career history with Tier 1 or Tier 2 contractors/developers.
• Systems Expert:
  You must be able to hit the ground running on COINS without training.
• "Ground‑Up" Mindset:
  You understand the reality of traditional house building. You're proactive, assertive, and ready to resolve issues on‑site.
• Local Knowledge:
  Ideally based in Surrey or Sussex to manage the 5‑day office/site requirement.
