Maintenance Manager
Are you a hands-on leader with an owner's mentality that takes pride in keeping a property running smoothly? Do you have strong problem-solving skills, attention to detail, and the ability to lead a team while also jumping in to get the job done? If so, we want you on our team! We are looking for a Maintenance Superintendent to oversee maintenance operations for one of our beautiful residential communities.
Responsibilities- Lead Maintenance Operations. Oversee the upkeep and efficient operation of community facilities.
- Develop and Implement Maintenance Schedules. Ensure timely completion of work orders and preventative maintenance to minimize downtime.
- Utilize Maintenance Management Systems. Track work orders and manage inventory efficiently.
- Complete Work Requests Promptly. Address maintenance needs efficiently to ensure resident satisfaction.
- Manage Unit Turnovers. Oversee make-ready apartment preparation with minimal direction.
- Conduct Regular Inspections. Identify potential maintenance issues before they become major problems.
- Ensure Compliance With Safety Standards. Maintain adherence to all safety regulations in maintenance activities.
- Collaborate Across Departments. Work closely with leasing teams to coordinate apartment showings, move-ins, and move-outs with minimal disruption.
- Hands-On Role. This is a working superintendent position, requiring active participation in maintenance tasks in addition to supervisory responsibilities.
- Leadership Skills. Ability to take initiative, delegate effectively, and know when to step in hands-on.
- Technical Expertise. Strong mechanical knowledge in plumbing, electrical, and general property maintenance.
- Problem-Solving Abilities. A critical thinker who can troubleshoot complex maintenance issues and implement effective solutions.
- Organization Skills. Detail-oriented with the ability to manage multiple priorities.
- Communication Skills. Strong verbal and written communication for effective collaboration across teams.
- Team Player Mentality. Works well with others, takes initiative, and fosters a positive team environment.
- Passion and Ownership Mentality. Takes pride in the work, cares about the property, and maintains a visionary approach to improvements.
- Resourcefulness. Ability to adapt, find creative solutions, and ensure smooth operations.
- Qualifications. Strong knowledge of building systems, preventative maintenance, and compliance standards.
- Experience In Maintenance Required. Experience in property management preferred.
- Knowledge of electrical, plumbing, and HVAC systems.
- Physical Ability. Ability to lift heavy equipment, climb ladders, and perform physical tasks.
- Driver’s License. Must have driver’s license and reliable transportation.
