As an Affordable Housing Property Manager, you will be responsible for overseeing the day-to-day operations of one or more affordable housing communities, ensuring full compliance with all regulatory guidelines (LIHTC, HUD, Section 8, etc.), maintaining high occupancy, and delivering exceptional resident experience. This role is central to driving the operational and financial success of the property while aligning with Fortified core values and long-term goals.

You will work closely with your Regional Manager and site team to foster a high-performance culture and a supportive living environment for our residents.

Key Responsibilities Compliance & Program Management
  • Ensure property compliance with federal, state, and local affordable housing regulations (LIHTC, Section 8, HUD).
  • Complete and maintain all required documentation, certifications, and recertifications in a timely and accurate manner.
  • Prepare for and support property audits, inspections, and file reviews.
  • Maintain knowledge of and adapt to changing program requirements and regulatory guidelines.
Property Operations
  • Oversee all aspects of daily operations, including leasing, rent collection, renewals, maintenance coordination, and vendor management.
  • Enforce lease agreements, community rules, and policies to maintain order and safety.
  • Ensure adherence to company Standard Operating Procedures (SOPs) and brand standards.
  • Collaborate with maintenance teams to ensure timely unit turns, work order completion, and preventative maintenance.
Resident Relations
  • Deliver excellent customer service and maintain positive relationships with residents and applicants.
  • Address resident concerns and service requests promptly and professionally.
  • Support community-building efforts through resident engagement and communication.
  • Supervise, train, and support onsite team members (leasing, maintenance, etc.).
  • Provide ongoing coaching and performance feedback.
  • Foster a culture of accountability, teamwork, and professional growth.
  • Assist with the preparation and management of the property’s budget, including rent collection, expense monitoring, and financial reporting.
  • Achieve occupancy and revenue goals through effective marketing and leasing strategies.
  • Monitor and reduce delinquency and bad debt in accordance with company policy.
Reporting & Communication
  • Maintain accurate records of leasing, compliance, maintenance, and financial activities.
  • Provide regular updates to the Regional Manager regarding property performance, challenges, and opportunities.
  • Participate in property-level meetings and collaborate across departments to meet organizational goals.
Qualifications
  • Experience in property management, with a focus on affordable housing.
  • Strong knowledge of affordable housing programs, including LIHTC, HUD, and Section 8.
  • Strong communication, leadership, and customer service skills.
  • Proficient in property management software (e.g., Yardi, Real Page) and Microsoft Office.
  • Ability to manage multiple priorities in a fast-paced environment.
  • High attention to detail and a proactive, solution-oriented mindset.
  • This position is primarily onsite with occasional travel to other properties or regional meetings.
  • Must be comfortable working in a dynamic, team-oriented environment.
