Job Overview
We’re looking for a skilled Maintenance Technician to join our team and keep our properties looking great. This role is available at two mobile home parks:
Mineral Springs Mobile Home Park (413 Stoney Creek Circle, Durham, NC 27703) and Horseshoe Mobile Home Park (5807 Horseshoe Drive, Raleigh, NC 27603). Positions include 1 Full‑Time Level 2 Technician and 2 Part‑Time Level 1 or 2 Technicians.
- Pay Rate: $18.00‑$20.00 per hour
- Sign‑on bonus: $500 for full‑time or $250 for part‑time (paid after 30 days)

Job Duties
- Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak
- Electrical work such as light fixtures, GFCI’s, understanding lightbulb wattage, breakers and fuses, replacing outlets
- Oversee curb appeal of the community and maintain Riverstone Communities’ standards, including picking up trash, lawn mowing, planting flowers, weeding, and complete home clean outs
- Finish work orders efficiently and timely, read water meters for each home, and complete day‑to‑day duties with minimal supervision
- Adhere to all safety laws and regulations, conduct regular inventory checks of equipment and supplies, and take training classes online or virtually via computer or tablet
- 2‑3 years of experience in general labor including groundskeeping, landscaping, property management maintenance
- 1‑2 years of experience in basic residential plumbing
- Ability to be very active – walking, bending, standing, and lifting up to 50 pounds
- Comfortable working outside in all weather conditions
- Willingness to use technology/learn technology in a basic capacity
- Legal operator of a motor vehicle with a valid driver’s license (drive to different locations on the property)
- Specific maintenance knowledge/skills will be tested for accuracy
