This position performs a variety of preventive maintenance on all building components. Maintains, troubleshoots and performs skilled maintenance on HVAC, electrical, plumbing and building components. Prioritizes maintenance needs and determines what equipment and tools are needed to complete the job. Performs daily inspections on equipment to ensure safe operating conditions for employees and the public.

About UsEngineering Services is a department dedicated to providing services to internal and external stakeholders through multiple divisions including Construction Management, Integrated Facility Services, Facilities and Operations, Vehicle Fleet Services, Roadway Design and Construction, and Stormwater. This position is assigned to the Facilities and Operations Division, which is responsible for a diverse number of functions and activities that serves the entire City organization such as day‑to‑day and preventive operations and maintenance of facilities, customer‑based service deliverables, special events and meeting set‑ups, emergency response in inclement weather, disasters, or emergencies, and critical equipment management.
The intent of this job description is to provide a representative summary of the major duties and responsibilities performed by employees in this job. Employees may be requested to perform job‑related tasks other than those specifically presented in this description.
- Maintains building equipment by performing preventative maintenance such as changing filters, checking temperatures, replacing lights, greasing motors, and various types of cleaning to ensure correct equipment operation.
- Performs electrical, plumbing and general repairs. Assists contractors by allowing access into buildings and unlocking doors. Monitors work provided by contractors and communicates any project issues to superintendent.
- Performs general maintenance such as replacing office/conference room lights, hanging various office items/pictures, installing outlets, and unclogging toilets.
- Prioritizes maintenance needs and determines what equipment and tools are needed to complete the job.
- Responds to customer repair requests to identify, troubleshoot, and recommend necessary repairs.
- Inspects interior and exterior of buildings for safety concerns requiring repair.
- Completes and prepares maintenance logs and record.
- This role will require the use of a City‑owned vehicle in order to travel to and from job sites.
High School diploma or G.E.D. equivalency; 1 to 3 years' experience in construction or skilled maintenance and repair of a variety of building systems including HVAC, electrical and plumbing, or related work.

Any equivalent combination of training and/or experience that provides the required knowledge, skills and abilities may be substituted.
Licenses or Certifications- Valid North Carolina Class C Driver's License with a satisfactory driving record, or the ability to obtain within 60 days of hire.
- Electrical systems, heating and air‑conditioning systems, plumbing, equipment operation, and local building codes.
- Modern office practices and procedures including the use of standard office equipment and computer applications such as word processing, database, and spreadsheet applications.

Medium:
Exerting up to 50 pounds of force occasionally, up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Work is typically performed in an outdoor environment and street environment (near moving traffic). Employees may occasionally work in or around vehicles, warehouse environment, and shop environment.
Work ExposuresThere is frequent exposure to individuals who are hostile or irate, moving mechanical parts, and loud noises (85+ decibels average over 8‑hour working day such as heavy trucks, jack hammers, leaf blowers, lawn mowers, construction). Employees may occasionally interact with extreme cold (below 32 degrees), extreme heat (above 100 degrees), fumes or airborne particles, and toxic or caustic chemicals or substances.
