Key Responsibilities- Routinely achieve a minimum of 2 net sales per month while remaining adaptable to shifting targets.
- Persuade prospective home buyers to recognize the value of purchasing a Caruso home.
- Set proper expectations regarding time frames, processes, customization options, and limitations on custom change requests.
- Provide customers with expert guidance on home site selection, house plans, structural options, and the loan application process.
- Maintain a positive, energetic, and customer‑focused attitude while exhibiting the “We Care Attitude.”
- Enjoy and excel at continuous customer interaction and service.
- Provide weekly updates to customers from sale through pre‑construction using the company’s communication tools.
- Self‑generate leads through multiple channels, including hosting monthly realtor brokerage meetings
. - Efficiently manage the CRM system (Hub Spot) to document prospects, track communication, and guide buyers through the sales funnel.
- Generate and manage co‑marketing agreements
, targeting a minimum of one per week. - Submit listing forms to marketing and coordinate updates to Bright MLS, sign installation, and pricing adjustments.
- Organize marketing materials and maintain complete, accurate contract folders.
- Ensure model homes are open and communities are presented professionally during posted hours.
- Maintain the cleanliness and presentation of the model and community.
- Prepare all contracts, addenda, change orders, color selections, and related documentation accurately and within deadlines.
- Collect, track, and submit all deposits and option payments.
- Conduct thorough lot assessments to produce accurate estimates for lot finishing costs.
- Attend pre‑construction meetings, required trainings, and weekly/bi‑weekly sales meetings.
- Collaborate closely with Construction and Project Managers, supporting them as needed with sales‑related issues.
- Participate in general on‑site administrative functions.
- Provide weekly and bi‑weekly reporting to the District Manager.
- Drive customer satisfaction, aiming for an Eliant survey average of 80% or higher.
- Previous experience in sales, preferably in residential real estate or home construction.
- Strong oral, written, and presentation skills.
- Demonstrated problem‑solving, negotiation ability, and analytical thinking.
- Well‑organized, self‑directed, punctual, and professional.
- Friendly, enthusiastic, approachable, and highly self‑motivated.
- Ability to work independently and thrive in a fast‑paced, dynamic environment.
- Must be willing to work weekends.
- Proficiency in CRM systems (Hub Spot preferred), Microsoft Office Suite, and sales systems such as Mark Systems.
- Ability to read site plans and blueprints.
- Strong interpersonal skills with a customer service‑focused approach.
- Ability to multitask, prioritize, and meet deadlines under pressure.
- Adaptable, flexible, and reliable in a complex professional environment.
