CAMS is technologically advanced and team-oriented. CAMS is currently seeking an On-site General Manager to manage a community in Raleigh, NC.
As an on-site General Manager, you will build relationships with your board of directors and provide them with the guidance and management oversight necessary for their association. Our managers are supported by a team of specialists dedicated to assisting the general membership of communities, allowing you to focus on larger projects and delivering superb service.
Responsibilities- Office Operations:
Supervise all service requests, ensure proper receipt and handling of calls from residents, maintain complete records, notify and consult with the Board on major problems in a timely manner, and ensure prompt response to all maintenance requirements within the Association’s legal documents. - Governance:
Maintain thorough knowledge of the Association’s governing documents and uphold legal requirements; provide trusted guidance to the Board; provide regular communication with the Board, including immediate updates on emergency situations; coordinate, prepare materials, and assist in conducting Board meetings and workshops; provide a monthly Manager’s Report detailing community operations and management activities; manage short- and long-term objectives and goals of the HOA;
assist Board with setting priorities for maintenance, repairs, capital improvements and amenities with reserve studies and budgets; support Board Secretary with reviewing Minutes for accuracy and posting to the CAMS portal; recommend policies to the Board in coordination with the Association’s attorney; coordinate completion of Board instructions; organize and attend community meetings. - Finance and Insurance:
Process all invoices for payment of Association expenses; prepare a preliminary annual budget and work with the treasurer, board and finance committee to finalize an approved budget; manage financial results within the approved budget and the Association’s spending policy; analyze monthly financial reports and create variance reports for the board; ensure monthly financial reports are accurate and delivered to the Board by the 20th of the following month;
facilitate reserve study updates and lead Board discussions; facilitate investment of Association funds as directed by the Treasurer and Board; interact with the Association’s insurance provider and provide guidance to the Board regarding insurance matters. - Maintenance of Common Open Space and Amenities:
Ensure amenities and common areas are safe, clean and in proper working order; communicate with owners/guests about responsible usage of amenities; conduct regular inspections of common areas; oversee management of landscape and vendors to contract specifications; attend meetings with vendors; facilitate capital improvements, repairs and replacements as necessary. - Community Standards:
Maintain knowledge of the Design Guidelines, rules & regulations, standards and relevant CCRs; oversee the administration of the ARC application process; implement and manage a community standards compliance program; recommend and manage actions to remediate violations, including hearings and liaising with the Association’s attorney; ensure CCR requirements and policies are enforced fairly and timely. - Human Resources:
Lead on-site team to deliver on goals and service the community; supervise on-site team members including prioritization, schedules and direction of activities; hold team accountable for performance and conduct; offer additional training to staff as needed. - Other:
