Mortgage Closing and Construction Specialist

This position ensures accurate and complete loan settlement documentation. Responsibilities include assembling, preparing, and reviewing critical documents for mortgage loans. The role serves as the primary liaison between settlement agencies (title companies), realtors, members, builders, and other interested parties for mortgage closings and construction loans in the draw period. It includes handling all aspects of closed construction loans during the construction phase up to and including conversion to permanent financing.

The specialist works with mortgage processors, underwriters, and mortgage servicing to ensure that loan closing, construction period, and conversion documents are accurate and fully compliant. It also ensures all pre-closing conditions are met and manages document packages returned by settlement agents, and is responsible for funding loans from the appropriate general ledger.

What You’ll Do
  • Serves as intermediary between all parties in the real estate closing transaction.
  • Communicates with the title company to gather all necessary information to ensure accurate document preparation.
  • Works closely with mortgage processors, borrowers and realtors to ensure closing dates and timelines are feasible and on target.
  • Reviews files prior to sending closing packages, corrects errors with processor and/or underwriting before closing.
  • Initiates contact with borrowers, realtors, closing attorneys and title companies regarding the loan moving to closing; coordinates the delivery of documents before closing.
  • Ensures members are aware of all items needed for closing, such as proper identification and acceptable funds.
  • Reviews loan documents for compliance with state and federal regulations, identifies TRID tolerance issues, and adjusts the initial Closing disclosures as needed; locks rate with borrower if not already locked prior to issuing initial CD.
  • Prepares closing package and coordinates with the closing attorney, ensuring Closing Disclosures are agreeable to all parties and makes revisions as necessary.
  • Coordinates loan funding and wire transfers with the accounting/finance team.
  • Ensures auto payment transfers are set up correctly.
  • Prepares loan files and checklists for pre-boarding and transfer to Post Closing.
  • Maintains a pipeline report of construction loans and reviews daily to ensure timely progress.
  • Works with Loan Officers on builder approvals for the approved builder list and submits requests for management approval.
  • Assists members and builders during the construction phase, including handling draw requests, ordering inspections, title updates, and monitoring project progress to stay on budget.
  • Provides monthly reporting to management on in-progress construction loans to ensure projects stay on track and budget.
  • Collaborates with members, builders, and department management to resolve overages or delays in construction projects.
  • As projects are completed, ensures members have a certificate of occupancy and collects final builder affidavits ensuring clear title.
  • Demonstrates attention to detail and prioritizes responsibilities to be completed accurately and efficiently.
  • Provides exceptional service to members and other Credit Union branches/departments with prompt responses and problem-solving.
  • Contributes to lending, branch teams and overall member experience by being passionate, ethical, and service-oriented.
