The Senior Analyst, Property Accounting plays a critical role in supporting the accurate, timely, and compliant delivery of financial reporting and other key deliverables for Fiera Real Estate's institutional funds. This role requires a detail-oriented and analytical professional who drives the standardization of accounting processes across a diverse network of third-party partners, ensures the integrity of financial and property data, and enables seamless integration across our real estate reporting platform.
The Senior Analyst provides in-depth financial analysis and identifies opportunities to optimize processes and workflows. Additionally, this role contributes to data-driven initiatives and a wide range of reporting deliverables essential to the success of the organization. This position will report to the Director, Property Accounting.
- Support a dynamic property accounting process for all institutional funds and portfolios consisting of income-producing properties diversified across major asset classes and properties under development.
- Facilitate all aspects of third-party reporting including month-end, quarter-end, and year-end close processes, ensuring adequate controls and compliance with the reporting requirements and accounting standards for each institutional fund.
- Perform detailed financial analysis of property-level results including NOI, CAM & Tax Recoveries, Capital Expenditures.
- Prepare detailed commentary that highlight key trends and variances to verify the accuracy, reliability, and completeness of financial results.
- Process complex accounting entries for transactions such as acquisitions, dispositions, intercompany transfers, fair value adjustments, debt financing arrangements, and reclassification of assets between properties under development and income-producing assets.
- Work closely with third-party partners to ensure accurate, timely, and compliant reporting, addressing operational challenges as they arise.
- Collect, reconcile, and validate large volumes of financial and operational data from third-party partners, including trial balances, tenant accounts receivable, and capital expenditures to ensure reliability and consistency with monthly reporting packages.
- Act as subject matter expert and power-user of the accounting ERP system, applying advanced functionality to enhance reporting and analytics.
- Analyze property data such as occupancy, leasing activity, and tenant rent rolls to support insights related to quarterly reporting, forecasting, and performance.
- Support process improvements and automation initiatives to enhance data quality, streamline workflows, and increase reporting efficiency.
- Support data governance initiatives, monitoring data flow from third parties, enforcing controls, and conducting validation to maintain data integrity.
- 3-5 years of experience within a commercial real estate environment including REITs, national property management services, or investment managers.
- CPA designation or in progress.
- Working knowledge in a wide range of geographies and property types including retail, office, industrial, multi-residential, and development.
- Sound knowledge of commercial real estate concepts including CAM and Tax recoveries, straight-line rent, lease compliance, and occupancy metrics.
- Ability to review and scrutinize output from property accountants including monthly reports, financial statements, variance analysis, recovery calculations, and budgets to ensure accuracy and completeness.
- Excellent planning and organization skills with ability to strategize for year-round deliverables and competing priorities.
- Experienced in handling large and complex sets of data aggregated from multiple sources.
- Advanced proficiency in Microsoft Excel with ability to delivering practical data-driven solutions.
- Advanced proficiency with Yardi is strongly preferred.
- Exposure to IFRS and ASPE accounting principles is considered an asset.
- Exposure to Fund and/or corporate level accounting is considered an asset.
- Exposure to the property valuation and appraisals process is considered an asset.
