Operations Manager, Program / Project Manager

Our District Manager position oversees the operations, performance, and team development of up to 10 self-storage facilities. This role provides leadership to on-site Leasing Managers and store teams, ensuring company standards are met while driving revenue growth, controlling expenses, and delivering an outstanding customer experience. The ideal candidate is a hands‑on leader with strong multi‑site management experience, a results‑driven mindset, and the ability to coach and develop teams.
Roleand Responsibilities
- Lead, coach, and support Leasing Managers and Leasing Associates across assigned properties by setting clear performance goals, providing ongoing training, and developing team capabilities. Prepare and deliver Performance Evaluations for team members twice a year.
- Develop and manage staffing schedules, including coordination of planned and unplanned absences, to ensure appropriate coverage and operational continuity. Oversee delinquency management by coaching teams to reduce delinquency rates while meeting company-wide collection objectives. Conduct semi‑monthly property audits to ensure operational objectives and standards as being met.
- Resolve escalated customer concerns in a timely and professional manner, elevating issues to the Operations Manager when appropriate. Monitor and oversee revenue performance, including rent collection, occupancy levels, insurance penetration, and ancillary income streams. Communicate, coordinate, and support property or building maintenance repairs or inspections as needed. Special attention is placed on preventative maintenance.
- Ensure properties are clean, secure, well‑maintained, and market‑ready by coordinating branding, signage, advertising, and curb‑appeal initiatives. Provide limited after‑hours support as needed in case of a property emergency.
- Build strong customer relationships and foster a service‑oriented culture that enhances customer satisfaction and strengthens brand awareness.
- Energetic, outgoing, customer orientated personality.
- Strong communication, interpersonal and problem resolution skills. Proficient in MS Office (Excel, Word, PowerPoint, and Outlook).
- Demonstrated leadership in building and managing teams and ability to operated in a multi‑property environment.
- Detail oriented with strong organizational and time management skills.
- Valid driver’s license with access to reliable transportation used during the work day.
- Can work any day of the week from 9:00am to 6:30pm.
- Ability and willingness to perform light cleaning and maintenance such as sweeping, mopping, wiping windows, etc…
- Ability to lift 20 pounds in an office environment.
- Demonstrates leadership by example. This includes project management experience or equivalent education.
