Join Rise Utah Realty as our Part-Time Maintenance Manager!
Rise Utah Realty, located at 163 W 4600 N, Provo, UT 84604, is seeking a skilled and self-motivated Maintenance Manager to independently handle maintenance operations for our properties on a part-time basis (25 hours/week). If you’re an experienced handyman who thrives working solo, excels at managing your own schedule, and enjoys delivering top-notch service to tenants, we want you on our team!
This part-time role requires a proactive individual with strong communication skills to maintain our properties to the highest standards and ensure tenant satisfaction.
- Independently perform routine maintenance and repairs, including:
- Patching drywall and repainting to restore units to pristine condition
- Plumbing (e.g., fixing leaks, unclogging drains)
- Electrical (e.g., replacing fixtures, troubleshooting wiring issues)
- Carpentry (e.g., repairing doors, frames, or trim)
- Flooring installation and repairs
- HVAC maintenance (certification preferred)
- Prepare vacant units for new tenants, ensuring timely and high-quality turnovers
- Respond promptly to tenant maintenance requests, communicating clearly and professionally
- Manage your own schedule to prioritize and complete work orders efficiently within a 25-hour workweek
- Conduct property inspections to identify maintenance needs and ensure safety compliance
- Handle emergency maintenance calls during regular and after-hours schedules
- Maintain inventory of supplies and tools, ordering as needed
- Provide detailed reports on maintenance activities to property management
- Ensure all work complies with local codes and safety regulations
- High School Diploma or equivalent; trade school or technical training a plus
- 5+ years of experience in property maintenance, handyman services, or a related field
- Proven ability to work independently, manage time effectively, and stay productive without supervision
- Strong communication skills to interact professionally with tenants
- Expertise in patching drywall and repainting, with a keen eye for detail
- Strong knowledge of building systems (plumbing, electrical, HVAC, etc.)
- Ability to troubleshoot and resolve a wide range of maintenance issues
- Must own basic hand tools and have reliable transportation (mileage reimbursement provided)
- Valid Utah driver’s license and clean driving record
- Ability to lift up to 50 lbs, climb ladders, and perform physical tasks
- Comfortable using a smartphone for work orders, emails, and scheduling
- Must pass a background check and drug screening
Mileage reimbursement for travel between properties.
