Position: Roving Maintenance Technician - (Eastside)

Roving Maintenance Technician (East Side)

Are you looking for a full‑time, permanent position (40 hours per week, including one weekend day and on‑call shifts) that provides 100% employer paid medical, life and disability insurance? We have an exciting opportunity at our apartment communities on the Eastside of Portland, OR.

We need a highly motivated, self‑directed maintenance technician to help maintain our apartment communities. If this sounds appealing — we want to hear from you.

Pay Details: $23.00 – $27.00 per hour Schedule: Thursday – Monday, 40 hours per week; days off are Tuesday/Wednesday; weekdays are 9:00 a.m. – 6:00 p.m. (60‑minute lunch); weekends are 8:30 a.m. – 5:00 p.m. (30‑minute lunch).

Duties Include:
  • Service Requests/Maintenance – routine requests completed within 24–48 hours; emergency requests completed as soon as possible.
  • Preventative maintenance projects scheduled and completed in a timely fashion.
  • Light electrical work, plumbing work, general repair & troubleshooting, general maintenance and construction.
  • Travel to other properties to cover staffing shortages or emergency response as needed.
  • Apartment turns, assist resident manager with preliminary inspections, complete turnover painting/caulking, check appliances and light fixtures for proper operation, repair or replace as needed.
  • Repair or replace damaged drywall, doors, molding and trim work; perform mold/mildew remediation and trash removal/disposal to make units rent‑ready.
  • Maintain property appearance: office, clubhouse, models, fitness center, pool areas (chemical balancing), laundry rooms, restrooms, picnic areas, tennis courts, common areas, building exteriors, entryways, walkways, doors and railings.
  • Inspect and maintain all property lighting (street poles, lollipop lights, breezeway lights, exit signs, emergency lights) weekly; notify resident manager when an outside vendor is required for street lighting or lights above 12 ft.
  • Complete special property projects assigned by the resident manager.
  • Interact with residents professionally and friendly; comply with Fair Housing Laws.
  • Coordinate with maintenance supervisor and/or resident manager to establish daily maintenance workflow priorities.
  • Comply with assigned emergency cell phone duties and on‑call coverage for evenings, weekends and holidays.
  • Adhere to Carla Properties safety program; lift minimum 50 lb., climb 12‑ft. ladder, use hand tools, kneel, squat and bend; assist in two‑person lift of household appliances as needed.
Qualifications

Qualified candidates must maintain a professional appearance and demeanor while respectfully performing duties. Ability to lift a minimum of 50 lb., climb a 10‑ft. ladder, use basic hand tools, kneel, squat and bend for vinyl flooring installation, pool chemical balancing, painting, grounds maintenance (trash pickup/disposal), assist in two‑person lift of household appliances, visually inspect and troubleshoot various household components (appliances, heaters, lighting, ballasts, etc.).
