About this role:The Multi-site Community Assistant Manager has the responsibility to support and aid the Community Manager in all phases of the operations of an income producing property. This includes but is not limited to; the general administration of the multiple properties, leasing of the apartments where assigned, fiscal oversight and physical maintenance of assigned property. The Multi-site Assistant Manager may also serve as the individual responsible for the property in which assigned in the absence of the Community Manager.
The Multi-site Community Assistant Manager will provide coverage across multiple locations, between multiple different sites, supporting various teams as needed, flexible work location depending on project needs, and on-site presence at multiple properties. A valid driver's license is required for the position.
Hourly pay range:$24 - $27 DOE
What you’ll do - Includes but are not limited to: ADMINISTRATIVE- Works closely with the Community Manager at properties assigned in learning all aspects of management including administrative and financial duties.
- Works closely with the Community Manager at properties assigned in developing an integral team that effectively sells the quality and professionalism of the organization.
- Inspects property communal areas, apartment units and grounds on a regular basis.
- Offers recommendations to management regarding improvements to the overall operation of the communities in which assigned.
- Assist move-in and move-out administration with particular attention to consistent apartment inspections.
- Demonstrates an interest in and understanding of financial and operational reporting requirements.
- Collects all rent payments from both current and previous residents.
- Make daily community deposits in regard to rent collections and any other miscellaneous income.
- Distributes non-payment notices to all delinquent residents and completes follow-up activity in regard to non-payment of rent, or eviction proceedings.
- Adhere to company accounting directives, including but not limited to, weekly and monthly reports, income accounting, expense control and administration and daily bank deposits.
- Maintains a general working knowledge of federal and state laws in regard to the collection of delinquent accounts.
- Market apartments by promoting rentals on the phone and in person; demonstrate apartments and community to prospective renters, sell apartment features/benefits, secure commitments, and deposits from prospective Residents.
- Inputs daily all resident information in relation to leasing traffic, move-ins, move-outs, apartment conditions, etc.
- Assists Community Manager in ensuring that all leases and addenda are completed accurately in regard to addresses, names, rates, etc.
- Maintains all current and previous resident files.
- Supports the overall marketing efforts and offers input and suggestions in regard to promotions, advertisements, rate increases, etc.
- Assists in various leasing activities as required.
