The Assistant Community Manager oversees everyday operations and financial functions under the supervision of the Community Manager. The role includes delinquency and rent collection, financial management, personnel, leasing, maintenance, administration, and risk management to ensure compliance with policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Financial Management- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt; prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts and include bill-back of utilities where applicable.
- Perform end‑of‑the‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Ensure regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff using company directives.
- Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Implement effective leasing techniques; secure lease ک closings, follow‑up procedures, and accurate documentation.
- Carry out marketing strategies and systems outlined by the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- moil excellent customer service and monitor service‑request turnaround and maintenance staff responsiveness.
- Maintain property appearance; ensure repairs noted and completed timely.
- Supervise all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, pricing from vendors, manage.windowing service).
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years relatedîneawala experience and /or training; or equivalent combination of education and experience. - Ability to understand and perform all onsite software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicating with others, repeating wrist/hands/fingers motions, assessing accuracy MIG.
- Frequently required to move about to accomplish tasks or move from one worksite to another.
