Community Manager – Cascade Management, Inc.

This position offers a competitive pay range from $20.00/hr to $36.00/hr, with compensation reviewed based on skills and experience. The role is full‑time, Monday‑Friday (8am‑5pm), 40 hours per week, located in Portland, OR. Essential Functions & Responsibilities

The Community Manager is responsible for the day‑to‑day operations, physical assets, and maximizing the financial returns of assigned property.

Duties include:

  • Implement actions to enhance asset value, such as processing rent increase notices and reconciling accounts receivables.
  • Oversee leasing activity—show apartments, screen applicants, and manage move‑in processes.
  • Coordinate maintenance and vendor relationships to ensure quality performance.
  • Conduct daily property inspections to maintain safety and appearance.
  • Maintain filing systems and submit weekly reports, ensuring records are neat and legible.
  • Assist Portfolio Managers with property inspections and compliance tasks.
  • Handle resident evictions, complaints, and ensure timely processing of notices.
  • Manage petty cash and rent collections, ensuring accurate accounting and deposits.
  • Promote harmonious relationships among tenants, staff, owners, and the community.
  • Develop and implement resident retention and outreach strategies.
  • Other duties as assigned.
Qualifications
  • High school diploma or GED; 1‑3 years of experience with tax credit, HUD, or affordable housing preferred.
  • Valid driver’s license and insurance.
  • Strong verbal and written communication skills.
  • Proficiency in basic office equipment (telephone, computer, calculator, photocopier, fax).
  • Excellent customer service, multitasking, and attention to detail.
  • Ability to work independently and as part of a team, maintaining a professional image.
  • Physical ability to stand, walk, lift up to 25 lbs, and handle the physical demands of property management.
