Essential Functions And Responsibilities
  • Plan, coordinate, and complete all lease‑up projects.
  • Assume full responsibility for the lease‑up process, including training of staff.
  • Provide direct oversight of all temporary or permanent leasing and support staff.
  • Communicate effectively and frequently with clients, developers, investors, internal directors, and executives.
  • Maintain lease‑up budgets, invoicing, billing, tracking payments, and allocating funds.
  • Develop and maintain positive relationships with vendors, resources, and advocacy agencies.
  • Show apartments, accept applications, screen applicants, and verify income at initial screening.
  • Review rental applications for criminal and credit background history and ensure leases comply with policy.
  • Coordinate resident lease signing, move‑in sheets, and maintain waiting‑list files.
  • Collect rents, ensure proper accounting, and make timely deposits.
  • Maintain accurate accounting records and record‑keeping of property files.
  • Prepare daily, weekly, and monthly reports for internal and external stakeholders.
  • Respond to emergencies on‑site and communicate concerns to supervisor.
  • Provide documentation to resolve disputes with residents, employees, or others.
  • Demonstrate professional leadership through appearance, attitude, and communication.
  • Ensure compliance with all applicable federal and state regulations.

Perform other duties as assigned.

Qualifications And Physical Demands

Supervisory Responsibilities

Directly supervise 2–5 employees, carrying out responsibilities in accordance with CMI policies and applicable laws.

Travel Requirements

Moderate travel may be required depending on project location and need.

Education And Experience
  • Bachelor’s degree (B.A./B.S.) from a four‑year college or university preferred.
  • Experience with LIHTC and prior lease‑up experience required.
  • Experience with project management, HUD, RD, or Farm worker funding programs in a lease‑up setting preferred.
  • Strong communication skills, with a minimum of 2 years in management and 3–5 years of multifamily housing industry experience.
Language Skills
  • Ability to read and interpret safety, operating, and procedure documents.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees.
  • Bilingual strongly preferred.
Mathematical Skills
  • Ability to add, subtract, multiply, and divide; compute rates, ratios, and percentages.
  • Ability to draw and interpret bar graphs.
Reasoning Ability
  • Apply common sense to carry out instructions in written, oral, or diagram form.
  • Deal with problems involving several concrete variables in standardized situations.
Certificates, Licenses, and Registrations

Valid driver’s license and vehicle insurance required.

Other Qualifications
  • Operate basic office equipment: telephone, 10‑key, scanner, photocopier, fax machine.
  • Proficiency with Microsoft Office Suite, especially Excel, Word, and Outlook calendaring.
Physical Demands

Job requires use of hands, frequent sitting, occasional standing, walking, reaching, stooping, kneeling, crouching, crawling, and lifting 25–50 pounds. Vision requirements include close and distance vision and ability to adjust focus.
