Position: Maintenance Technician in Vancouver, WA (Lease-Up)

Maintenance Technician – Vancouver, WA (Lease‑Up)

Job Title: Maintenance Technician
Employment Type: Full-time
FLSA Status: Non‑exempt
Schedule: Tuesday – Saturday, 8:00 am – 5:00 pm (rotating on‑call for after‑hour emergencies)
Location: Lease‑Up apartment community, Vancouver, OR
Reports to: Maintenance Supervisor

Compensation
  • Competitive hourly pay range of $25.00–$25.00
  • Monthly phone allowance of $50.00

Administrative Responsibilities
  • Comply with all Fair Housing and Equal Housing Opportunities requirements
  • Comply with appropriate state landlord/tenant statutes
  • Comply with OSHA safety regulations
  • Attend training and development seminars
  • Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested
Asset Preservation
  • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
  • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
  • Ensure preventive repairs are done on a regular basis
  • Ensure that recalled appliances are promptly replaced
New Resident Preparation
  • Complete apartment turnovers within three days of vacancy
  • Communicate with Maintenance Supervisor and Property Manager on turnover schedule
  • Ensure apartment turnover time is minimized by conducting pre & post move‑out inspections
General Maintenance
  • Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials
  • Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance shop and storage areas
  • Being on‑call for after‑hour maintenance emergencies on a rotating schedule, and responding immediately
  • Completing repairs that may involve electrical, plumbing, appliances, or general carpentry
  • Maintenance of pool/spa (if applicable)
Resident Experience
  • Complete work orders within 24 hours of submission to the community members satisfaction
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
  • Paint interior and exterior surfaces as necessary
  • Interact with current and future community members in a professional, courteous, and non‑discriminatory manner
Qualifications & Requirements
  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 1+ years of experience in multi‑family maintenance
  • Possess own hand tools
  • General knowledge of various maintenance functions including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi‑task, resolve conflicts, engage in cost/benefit analytical decision‑making, and ambition for continuous professional development
Work Environment
  • Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require climbing stairs, scaffolds, ladders and maneuvering walkways
  • Approximately 10% in office environment using computer or tablet and phone
  • Frequent lifting, pushing, carrying or pulling of 20‑50 pounds
  • Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
  • May be required to work weekends
