Maintenance Technician I / Groundskeeper

• Schedule: Monday-Friday (8am-3pm)

Essential Functions and Responsibilities

• Assist the maintenance team in keeping buildings and grounds clean, orderly, and safe.
• Perform minor plumbing, janitorial, and related maintenance activities as required.
• Ensure all repairs are completed in a timely and appropriate manner.
• Pick up trash on grounds and keep breezeways, sidewalks, and grounds clear of clutter and debris (rake and shovel as needed).
• Assist in cleaning and turnover of vacant apartments to make them rent‑ready for the next tenant.
• Help conduct move‑out inspections, including checking smoke detectors and performing other inspections when directed.
• Assist in completing maintenance requests, work orders, and update the Property Maintenance Log daily.
• Help perform regular preventative maintenance inspections of all units.
• Notify the Community Manager of safety‑related issues and lease agreement violations.
• Perform other duties as assigned.

Qualifications and Physical Demands

• 1‑3 years related experience and/or training, or equivalent combination of education and experience.
• Valid Driver’s License and insurance.
• Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to draft routine reports and correspondence.
• Ability to speak effectively before groups of customers or employees of the organization.
• Mathematical skills: add, subtract, multiply, and divide using whole numbers, common fractions, and decimals.
• Reasoning ability: solve practical problems and interpret instructions in written, oral, diagram, or schedule form.
• Physical demands: regularly walk; use hands; reach; climb; stoop; kneel; crouch; crawl; stand; occasionally sit. Must lift and/or move 50‑75 pounds regularly; occasionally lift more than 100 pounds.
• Vision: close, distance, and ability to adjust focus.
• Tool requirement: employee must supply own tools for maintenance duties; must obtain a list within 60 days of employment.
