The Role

The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
  • Passion for providing exceptional customer service.
  • 2+ years of sales and/or customer relations experience.
  • Low Income Housing & Tax Credit experience highly desired.
  • Bilingual (English & Spanish) highly desired.
  • Thrives in a fast‑paced environment.
  • Flexible schedule that may include evenings and weekends.
  • Solid computer knowledge – Windows (Word, Excel), internet, and email.
  • Working knowledge of Yardi Voyager Property Management software.
Key Accountabilities
  • Customer Service & Sales
    • Provides A+ customer service at all times.
    • Greets and qualifies all prospects.
    • Records all telephone and in‑person visits on guest cards.
    • Inspects models and available “market ready” units, communicates related service needs to the Community Manager.
    • Uses product knowledge to present features and benefits, closing the sale.
    • Ensures prospects complete application and secure deposit per company procedures and Fair Housing requirements.
    • Updates availability report and processes applications for approvals.
    • Ensures units are ready for resident move‑in on the agreed date.
    • Follows up on prospects that did not close, attempts to re‑engage, or refers them to sister communities.
    • Secures new resident signatures on appropriate paperwork prior to move‑in and orients new residents to the community.
    • Assists in monitoring renewals and follows up on renewal notices.
  • Administrative
    • Accepts rental payments.
    • Types lease agreements and completes appropriate paperwork, entering information accurately into Yardi.
    • Maintains current resident files.
    • Distributes all company or community‑issued notices.
    • Maintains accurate monthly commission records for bonus purposes.
    • Assists the management team with various tasks as required.
    • Consistently implements community policies.
  • Resident Retention
    • Receives all telephone calls and in‑person visits, listening to resident requests, concerns, and comments.
    • Completes maintenance service requests promptly and informs the maintenance team; follows up if unable to respond immediately.
    • Ensures all maintenance repairs are handled satisfactorily, contacting residents with completed Service Requests daily.
    • Maintains open communication with the Community Manager and Maintenance Supervisor.
    • Contributes to cleanliness and curb appeal of the community on an ongoing basis.
    • Assists with planning resident events and participates as host as directed by the Community Manager.
  • Adherence to Property Management Rules, Regulations and Guidelines
    • Conducts all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all other relevant laws.
    • Under direction of the Compliance department and Community Manager, manages compliance file maintenance when applicable.
