The Role

The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent must possess a high degree of professionalism and positive engagement for our residents and workforce.

Key Accountabilities
  • Customer Service & Sales
    • Provide A+ customer service at all times.
    • Greet and qualify all prospects.
    • Record telephone and in‑person visits on guest cards.
    • Inspect models, communicate service needs, and apply product knowledge to close the sale.
    • Complete applications, secure deposits, process approvals, and ensure move‑in readiness.
    • Follow up on prospects that did not close and refer them to sister communities if needed.
    • Orient new residents and assist with renewal notices.
  • Administrative
    • Accept rental payments.
    • Complete lease paperwork and enter data into Yardi System accurately.
    • Maintain current resident files and distribute notices.
    • Track commission records for bonus purposes.
    • Assist management with other tasks as required.
    • Implement community policies consistently.
  • Resident Retention
    • Handle resident requests and concerns.
    • Initiate maintenance service requests and follow up.
    • Communicate completion of repairs to residents.
    • Maintain open communication with the Community Manager and Maintenance Supervisor.
    • Support community cleanliness and plan resident events.
  • Adherence to Property Management Rules, Regulations and Guidelines
    • Conduct all business in accordance with company policies, Fair Housing, ADA and other laws.
    • Maintain compliance files under the direction of the Compliance Department and Community Manager.
Qualifications
  • Passion for providing exceptional customer service.
  • 2+ years of sales and/or customer relations experience.
  • Low‑Income Housing & Tax Credit experience highly desired.
  • Bilingual (English & Spanish) highly desired.
  • Thrives in a fast‑paced environment.
  • Flexible schedule that may include evenings and weekends.
  • Solid computer knowledge; proficiency in Windows (Word, Excel), internet, and e‑mail.
  • Working knowledge of Yardi Voyager Property Management software.
Physical Demands & Working Conditions
  • Essential staff expected to report to work and adhere to all safety protocols.
  • Frequent sitting and walking; repetitive use of computer, keyboard, mouse, and phone.
  • Reading, comprehending, writing, performing calculations, and verbal communication.
  • May work on elevated sites, uneven ground, occasional squatting, bending neck/waist, twisting, pushing, and pulling.
