About the Company/Role
Our client in the real estate development industry is seeking a Part-Time Accountant to join their team. In this position, you will provide comprehensive financial and operational support for various entities. You will work closely with executive leadership to ensure the highest levels of accountability, financial reporting, and corporate governance. This is an exceptional opportunity for an accountant who enjoys a broad scope of accounting work.
25-30 hours a week anticipated.
Main Responsibilities
Financial Accounting & Tax Preparation
- Generate accurate financial statements, cash flow reports, and supplemental schedules for multiple entities.
- Manage full-cycle month-end close processes, including bank reconciliations and closing journal entries.
- Lead the development of annual operating budgets and provide monthly treasury and cash management reconciliations.
- Perform fixed asset management and detailed project cost tracking for new construction and leasehold improvements.
- Prepare comprehensive tax workbooks and supporting schedules to facilitate timely income tax preparation by independent CPAs.
- Calculate and estimate tax distributions for stockholders and the parent development company.
Real Estate & Operational Accounting
- Manage the accounts payable and receivable functions for all entities.
- Oversee rental billing for real estate tenants, including the implementation of NNN (Triple Net) charges, rental increases, and lease agreement compliance.
- Coordinate annual insurance renewals for General Liability and Property policies, maintaining long-term rate comparison data.
- Prepare yearly property tax billings and maintain the PCOE (Project Cost of Entry) to track and bill accounting costs across all DFE subsidiaries.
Corporate Governance & Administration
- Maintain and audit all corporate governance documents, including articles of organization, bylaws, and minute books, ensuring compliance with State of Oregon requirements.
- Prepare draft minutes for shareholder and ownership meetings and manage the physical and electronic records retention systems.
- Execute full-cycle payroll processing and related journal entries for all office personnel.
- Administer personnel files, wage history, and benefit documentation, including health insurance reimbursements and worker’s compensation.
Preferred Qualifications
- Professional Experience: Minimum of five years of accounting, bookkeeping, and financial statement preparation experience.
- Technical Proficiency: Strong understanding of GAAP and high proficiency with Quick Books and Microsoft Office 365.
- Industry Knowledge: Familiarity with real estate accounting, including NNN billing, project costing, and fixed asset management, is highly preferred.
- Soft Skills: Absolute commitment to confidentiality and discretionary judgment; exceptional organizational and time management skills are required for handling multiple projects.
- Analytical Ability: Demonstrated maturity and judgment to proactively identify and resolve problems in a timely manner.
- Communication: Professional written and oral communication skills for interacting with shareholders, trustees, and external CPA firms.
- Flexibility: Willingness to work additional hours as needed to meet tax deadlines or quarterly reporting requirements.
