Facilities Maintenance Worker I (Port Arthur, TX)
SALARY: $20.14 - $29.64, Hourly (DOE & Q) NON-EXEMPT

To perform routine maintenance and repair work on Pleasure Island buildings, facilities, and equipment. Role requires a strong working knowledge of plumbing and electrical systems, as well as general building maintenance, troubleshooting malfunctions, performing minor installations and ensuring the safe and efficient operation of the buildings infrastructure.
SUPERVISION RECEIVED AND EXERCISEDReceives general supervision from the immediate supervisor.
RESPONSIBILITIES AND DUTIES- Perform routine building maintenance tasks including plumbing, electrical and cleaning.
- Troubleshoot and repair electrical systems such as lighting, switches, outlets, and circuit breakers, in the marina and RV Park.
- Install and maintain plumbing systems including sinks, toilets, faucets and water lines.
- Conduct inspections of facilities and systems to identify and resolve issues proactively.
- Maintain a clean and safe working environment while following safety regulations and procedures.
- Respond to maintenance requests and emergencies in a timely and efficient manner.
- Maintain accurate records of work performed including service reports and equipment logs.
- Perform building inspections to identify issues related to HVAC, lighting, doors, ceilings, walls and floors.
- Conduct preventive maintenance tasks including filter replacements, lubrication and equipment checks.
- Assist with carpentry, painting, patching and other general upkeep tasks.
- Respond promptly to service requests or maintenance calls from department or tenants.
- Indoor and outdoor settings with potential exposure to noise, dust, and varying weather conditions.
- Use of PPE (Personal Protective Equipment) may be required depending on task.
- Coordinate with external vendors and contractors when needed.
- Operate hand and power tools safely and effectively.
- Clear clogged drains and sewer lines, toilets, urinals, water fountains, showers and water heaters.
- Detect leaks, faulty components and deteriorated piping; recommend and execute corrective actions.
- Maintain water supply systems and ensure compliance with local codes and health standards.
- Install new electrical components and fixtures as required (e.g., lighting systems, ceiling fans, switches).
- Perform electrical testing with voltmeters, multimeters and other diagnostic tools.
- Ensure electrical work meets applicable safety codes and standards (e.g., NEC).
- Perform related duties as assigned.
- Standard practices, methods, materials, and equipment used in building cleaning and maintenance.

- Perform routine building and grounds maintenance and repair.
- Use and care for tools, supplies, and materials required in the work.
- Lift and carry up to 50 lbs.
- Work on ladders, rooftops, and confined spaces.
- Stand, walk, bend, kneel, and reach for extended periods.
Maintain effective audio-visual discrimination and perception needed for making observations, reading and writing, operating assigned equipment, communicating with others, proficient use of power tools, hand tools, diagnostic devices and electrical testers, reading and interpreting blueprints, schematics, technical manuals and diagrams.
Maintain physical condition appropriate to the performance of assigned duties and responsibilities which may include walking, kneeling, stooping, standing, sitting for extended periods, lifting and moving heavy equipment and materials, climbing stairs or ladders, heavy manual labor, operating assigned equipment.
Effectively deal with personal danger which may include exposure to hazardous chemicals and materials, various weather conditions, electrical hazards, confined or high workplace environments.
Establish and maintain cooperative working relationships with those contacted in the course of work. Work independently in the absence of supervision. Understand and follow oral and written instructions.
EXPERIENCE AND TRAINING GUIDELINESAny combination of experience and training that would likely provide the required knowledge and abilities is qualifying.
ExperienceMinimum of 2-4 years of hands-on experience in facility maintenance with a focus on plumbing and electrical systems and responsible experience performing custodial work.
TrainingHigh school diploma or GED required.
Licenses / Certification- Valid Texas driver's license.
- Trade or vocational certification preferred.
- Journeyman electrical or plumbing certification preferred but not required.
