Overview

Our client, a large independent estate agency, are looking for a Regional Area Lettings Manager who will be responsible for managing and growing the Lettings Business and you could be based in Devon or Cornwall. Our client is offering a competitive starting salary of around £45-50,000 OTE with huge scope for career development within the company.

Your role will be to lead the strategic growth and performance of the residential lettings division. Tasked with building a brand-new team of Lettings Negotiators, you will be responsible for developing market share, implementing growth strategies, ensuring compliance, and driving income across the region.

This is a leadership role requiring a strong track record in lettings, business generation, and team management. You must have at least four years experience in lettings and currently be working in the industry as a manager or at a similar level.

Key Responsibilities

Business Growth & Development

  • Formulate and implement a regional lettings business plan aligned with company objectives with the Managing Director.
  • Drive new landlord instructions and increase managed portfolio size.
  • Identify opportunities for cross-selling financial, surveying, residential sales and block management services.

Team Leadership & Recruitment

  • Recruit, train, and manage a new team of Lettings Negotiators.
  • Create a culture of high performance, accountability, and customer service excellence.
  • Provide ongoing coaching, mentoring, and development.

Performance Management

  • Set clear KPIs for negotiators around instructions, valuations, lets agreed, and conversion rates.
  • Monitor and review performance, taking corrective action where necessary.
  • Report regularly on progress, pipeline, and growth opportunities.

Operational Excellence & Compliance

  • Ensure full compliance with lettings legislation, including ARLA, tenancy regulations, and safety standards.
  • Oversee consistent processes and service delivery across branches.
  • Collaborate with central rental administration department to streamline operations.

Stakeholder & Client Engagement

  • Build and maintain strong relationships with landlords, developers, and corporate clients.
  • Represent the lettings division at regional and industry events.
  • Promote the agency brand as a trusted lettings specialist in the region.
Key Skills & Experience
  • Proven track record in senior lettings roles with responsibility for revenue growth.
  • Strong knowledge of the lettings market, legislation, and industry best practice.
  • Experience in recruiting, leading, and motivating teams across multiple locations.
  • Commercially astute with excellent negotiation skills.
  • Confident networker with the ability to win new business and build partnerships.

In return our client is offering a basic salary and performance bonus in the region of £45-50,000 OTE however the potential is limitless.
