We're seeking an experienced Construction Project Manager with deep expertise in HCAI/OSHPD healthcare construction to lead projects from preconstruction through closeout. This role is ideal for a hands‑on builder who thrives in highly coordinated environments, protects safety and quality, and keeps demanding stakeholders aligned—especially in regulated healthcare settings.
Responsibilities- Own overall project execution: scope, schedule, budget, procurement, subcontractor performance, and client satisfaction.
- Drive preconstruction planning including value engineering, due diligence, constructability reviews, and design‑assist coordination (as applicable).
- Develop and manage project controls: cost management, scheduling, field coordination, reporting cadence, and risk mitigation.
- Coordinate project meetings (owner/architect/contractor and subcontractor coordination), publish meeting minutes, and manage follow‑through on action items.
- Lead change management end‑to‑end: pricing, scope validation, negotiation support, and documentation control.
- Coordinating the items required for HCAI building permit application once plan approval is issued, including contractor information and required documentation.
- Managing coordination with the Inspector of Record (IOR) and supporting the process where the IOR is required for continuous inspection on approved project work.
- Ensuring the Testing, Inspection and Observation (TIO) program is organized, complete, and tracked, and that inspection/reporting workflows are maintained.
- Supporting field observation readiness and collaboration with HCAI field compliance oversight personnel, including documentation control and responsiveness.
- 5+ years of experience as a Construction Project Manager (or equivalent lead role) on healthcare construction projects under HCAI/OSHPD oversight.
- Demonstrated success managing complex documentation workflows (RFIs, submittals, as‑builts, inspection/testing logs, change orders, meeting minutes, etc.).
- Strong working knowledge of core HCAI project elements and coordination needs, including building permit application coordination, IOR interface, and TIO program tracking/organization.
- Proven ability to lead teams and communicate clearly with owners, design professionals, inspectors, authorities having jurisdiction, and subcontractors.
- High attention to detail, deadline discipline, and the ability to manage multiple moving parts while keeping an “audit trail” mindset (healthcare projects demand it).
