Role SummaryThe Commercial Property Manager is responsible for managing contractors, projects, and vendors servicing Cinemark Corporate Office, T.O.P Center (network operations center), and warehouse. This includes overseeing all building systems such as electrical, mechanical, plumbing, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, parking structure, office furniture, and janitorial.
Responsibilities- Communicate effectively with all stakeholders and influence beyond direct sphere of control.
- Oversee the functioning of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial.
- Interface with the loss prevention and HVAC departments respectively for building security and HVAC systems.
- Conduct regular inspections (monthly/quarterly/annually) of mechanical, electrical, fire, roof, business continuity, and critical infrastructure systems to ensure efficiency and compliance with local jurisdictions.
- Prepare annual budgets for building operational and capital expenditures.
- Obtain bids, negotiate pricing, and select contractors for multiple projects at multiple sites.
- Monitor and track project performance to specifications.
- Requisition purchase orders for services and maintenance and approve payments.
- Manage contractors and vendors providing services.
- Maintain building cleanliness and aesthetics, including custodial staff management.
- Work closely with facilities department leadership to monitor sites for potential problems and mitigate risks.
- Understand the functioning of all building systems such as electrical, plumbing, mechanical, HVAC, fire/life safety, elevators, building security, and janitorial.
- Communicate appropriately with department heads, administrators, and facilities leadership through written and verbal communication.
- Provide appropriate people with site-by-site project progress, complete weekly status reports, and participate in bi-monthly property meetings.
- Maintain a positive, professional demeanor.
- Submit, update, and close out work orders in the online platform Service Channel, following up on vendor ETA, reviewing proposals, giving feedback upon 3rd party completion, and reviewing invoices.
- Assist where applicable in acquisitions, decommissions, corporate initiatives, and strategic projects.
- Work with the office manager, facilities, construction, and HR to implement new office and conference spaces, including managing and maintaining office furniture.
- Coordinate wall installations.
- Assist the corporate events team with corporate events at the CSC.
- Hands‑on repair and maintenance of general facilities items including plumbing, mechanical, electrical, wall and floor finishes, office furniture, and equipment.
- BS in Facility Management, Construction Management, Business, or Engineering.
- 5–10 years’ experience in facility management.
- Preferred experience with LEED and ENERGY STAR rating systems.
- Knowledge of construction, maintenance, electrical, HVAC, plumbing, and other building systems.
- Knowledge of state, provincial, and municipal building codes and regulations.
- Proficiency with MS Word, Excel, PowerPoint, budget preparation, and cost‑benefit analysis.
- Knowledge of when to use contractors based on time or cost considerations.
- Work in an upright standing position for long periods; reach overhead; full upper and lower body mobility.
- Work in various positions: stooping, standing, bending over, sitting, kneeling, squatting, climbing stairs, and navigating buildings quickly.
- Climb ladders and work at heights above ground level (maximum 14 ft on A‑frames).
- Work in varying environmental conditions (heat, cold, wind, rain, humidity).
- Repeat motions with wrists, hands, and fingers.
- Be able to lift, pull, and push materials and equipment up to 50 lbs occasionally.
- Communicate, receive, and exchange information verbally and in writing.
- Maintain a valid Texas driver’s license and insurance.
- Be able to travel between Cinemark Corporate Office (Plano, TX) and T.O.P Center (Frisco, TX).
- Schedule:
Monday–Friday 7:30 am–4:30 pm on location.
