Senior Project Manager
Cannon Building, a premier general contractor in the life sciences, healthcare, commercial/institutional, and industrial sectors, seeks a seasoned Senior Project Manager to lead and deliver complex life science construction projects in the San Diego region.
Core Competencies- Technical Expertise: Deep knowledge of construction processes specific to life sciences facilities (labs, pharmaceutical plants, clean rooms). Familiarity with industry standards like GMP, GLP, and specialized HVAC systems and lab utilities.
- Regulatory Compliance: In-depth understanding of FDA, OSHA, ISO, and EHS standards for life science facilities. Proven ability to manage compliance in clean rooms, labs, and containment areas.
- Risk Management: Skilled in detailed risk assessments for biosafety and environmental standards; creating and executing contingency plans for risk mitigation.
- Contract & Vendor Management: Proficient in vendor selection, contract negotiations, supply chain management, and mitigating risks related to vendor performance and contract terms.

Skills:
Proficiency in BIM for early risk identification and resolution during design phases.
- Project Planning & Coordination:
- Plan, coordinate, and manage project submittals and schedules.
- Prepare, monitor, and update the project schedule, coordinating with the Superintendent’s schedules and documenting delays.
- Establish and integrate material delivery schedules.
- Participate in end-of-month financial reviews; assess the budget and report project completion status.
- Verify owner/client and subcontractor billings, managing account receivables.
- Leadership & Communication:
- Provide leadership through effective communication with owners/clients, architects, consultants, and the project team.
- Organize and lead project meetings, prepare minutes, and ensure all parties understand and fulfill their obligations.
- Contract & Compliance Management:
- Ensure compliance with general conditions and contract requirements.
- Negotiate subcontract and purchase order terms, oversee subcontract execution, and manage subcontractor claims.
- Apply understanding of FDA, OSHA, local regulatory agencies, and ISO standards to mitigate non‑compliance risks.
- Implement Environmental Health and Safety (EHS) standards for clean rooms, lab spaces, and containment areas.
- Project Documentation & Systems:
- Utilize Procore to control project documentation and cost, overseeing RFIs, submittals, inspections, safety reports, change orders, and related documents.
- Quality & Safety Assurance:
- Participate in Operations and Safety meetings to promote and enforce jobsite safety.
- Manage project closeout procedures, including punch list completion and preparation of warranties and operations manuals.
- Travel: Travel may be required within the OC/LA region and to corporate locations in Placentia or other areas as necessary.
- Education: Four‑year college degree or Bachelor of Science preferred.
- Experience: Minimum 5‑10 years in life science construction; extensive project management experience in life science/healthcare or related industries.
- Technical Proficiency: Proficient in Microsoft Office Suite, Procore or similar, MS Project or similar, and BIM software (AutoCAD, Revit, Navisworks).
- Construction Knowledge: Solid understanding of construction design, technical equipment, and quality systems.
- Leadership: Strong leadership skills to manage and motivate teams, mentor project managers, resolve conflicts, and promote collaboration.
- Communication: Excellent written and verbal communication; strong presentation and negotiation skills.
- Financial Management: Advanced budgeting, financial management, and cost control; experience managing project budgets and contracts.

Ability to assess and mitigate vendor selection and subcontractor performance risks; negotiate contract terms to manage risk exposure. - Risk Management: Expertise in risk identification, mitigation, and contingency planning specifically for life science construction.
- Quality Assurance: Strong focus on quality control and assurance; experience conducting quality audits and implementing control measures.
