Senior Property Manager (Commercial/Office)

Regent Property Management Services is seeking a highly motivated, hard-working, Senior Property Manager to join our team in Phoenix, Arizona. The Senior Property Manager will be responsible for providing leadership to the management team supporting a trophy commercial asset totaling approximately 3MM square feet of commercial office space, in addition to being accountable for the economic performance of the assigned portfolio through diligent budgeting, cost containment, and managing capital expenditures (supporting the construction management team).

The Senior Property Manager will also conduct regular site visits and will hold vendors and staff accountable to ensure the assigned portfolio is maintained in keeping with company standards (a privately held real estate company/Investment Fund/Property Management Company).

Job Responsibilities:

  • Minimum five to seven years’ experience in a similar position managing commercial properties.
  • Responsible for day-to-day property management operations and provide oversight of management team, Engineering, Concierge, etc...
  • Assist in construction management efforts in concert with Construction Management team.
  • Participate on leasing calls and provide support to Asset Management on the execution of leasing goals.
  • Address and resolve tenant requests, questions, or concerns in a timely manner.
  • Ensure that contracts are being competitively bid, A/R is actively tracked, and discrepancies are documented, reported, and efforts be made to diligently collect past due balances.
  • Assist with building walks and coordinate with vendors on corrective needs to ensure the building is maintained in keeping with best in class standards.
  • Responsible for the creation of budgets, preparation of monthly variance reporting and various deliverables, and CAM Reconciliations and estimates.
  • Responsible for lease administration process including issuing rent commencement letters, maintaining escalations, ensuring the lease information held within our ERP system are verified and corrected prior to loading into the system for reporting purposes.
  • Accountable for insurance certificate compliance by both vendors and tenants.
  • Assist with other projects as assigned by Supervisor to meet business needs.

Desired

Skills and Experience:

  • Bachelor's degree (BA/BS) from a four-year college or university required (or equivalent experience).
  • A minimum of five years’ experience as a Property Manager or equivalent asset management function.
  • Knowledge of MRI, Yardi, or comparable ERP experience required.
  • Highly proficient in Microsoft Excel, Word, and Outlook, Yardi, MRI, Timberline, Building Engines, and other commercial real estate software programs.
  • Professional with sound, communication, problem solving and analytical skills.
  • Candidate must be detailed oriented, able to multi-task, and comfortable working in a fast paced environment.
