POSITIONPURPOSE
The Residential Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are maintained per CIM Group operating and safety standards. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks.
Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment units for rental and following a planned preventative maintenance schedule.

ESSENTIAL FUNCTIONS- Work with the Property Manager, Assistant Property Manager and/or Maintenance Supervisor to manage tasks.
- Respond to tenant/building work orders within 24 hours with documentation of work completed.
- Complete preventive maintenance in-house, including appliances, as directed by the property management team.
- Coordinate repair and/or maintenance of items to identified standards, including but not limited to:
- Doors: re-key, hang, paint and/or replace
- Clean/maintain appliance filters, check drain lines and pans; operate systems including high-end appliances to assist residents as required
- Replace HVAC filters, condensate pans, verify thermostat settings; operate unit to assist residents as required
- Plumbing: snake and clear blockages up to 25 feet
- Electrical: replace sockets, switches, light bulbs; check breakers
- Flooring: reattach thresholds
- Minor wall repairs (drywall, mud, tape, and paint) as required
- Ceiling repairs (drywall, mud, tape, and paint)
- Replace plumbing fixtures such as levers, faucets and drains
- Examine and diagnose HVAC problems; determine repair or replacement method; perform preventative maintenance (filters, coils, etc.)
- Perform minor plumbing repairs, replacements, and/or installations including leaks and clogs in sinks and toilets
- Perform minor electrical repairs and replacement of light fixtures and related items
- Repair and replace furnished kitchen appliances; consult with Maintenance Supervisor for more advanced repairs or replacements, ensuring disposal as required
- May perform painting projects ranging from full interior painting to minor touch-ups
- May perform “make ready” projects for vacant units
- May perform swimming pool maintenance or other facility/landscape projects to meet standards
- Adhere to CIM safety and hazard communication programs, policies, and procedures
- Furnish basic work tools
- Maintain a maintenance office with organized tools and supplies and maintain maintenance files as requested
- Work primarily in an outdoor environment with exposure to weather, dirt, and dust
- May work irregular hours (evenings, weekends), including on-call and overtime hours as required due to maintenance emergencies

- High school diploma, GED or equivalent
- Must possess a valid state-issued driver’s license
- One to three years of experience in facility maintenance and/or mechanical repair
- HVAC experience required
- EPA Type II or Universal and/or Pool Certification required at hire or within 90 days of assuming the position
