The Maintenance Supervisor will oversee overall property maintenance, supervise on‑site maintenance staff, and be hands‑on in completing work orders. This leader ensures operational excellence, curb appeal, and resident satisfaction. This full‑time position comes with full benefits, pay range $32.00–$33.00 per hour.

• Coach and monitor the maintenance team with the Community Manager against community goals.
• Assist in training staff on maintenance, safety, and customer‑service procedures.
• Help the Community Manager with the annual budget and bid recommendations.
• Enforce compliance with state laws, ConAM policies, and procedures.
• Perform and oversee routine preventive maintenance on equipment and systems.
• Participate in Hoc‑call rotation for after‑hours emergency services.
• Ensure compliance with safety regulations and operational standards.
• Drive locally for business purposes related to property maintenance.
• Perform other duties as assigned.

• Minimum 2+ years hands‑on apartment maintenance experience.
• Preferably 2+ years in the multi‑family industry.
• Strongly preferred 1‑2 years supervisory experience.
• Technical skill set including tools, power equipment, HVAC, plumbing, electrical systems, appliance repair, and general carpentry.
• Microsoft Office proficiency preferred.
• Strong problem‑solving and troubleshooting abilities.
• Excellent verbal and written communication with residents, team, and vendors.
• Customer‑focused passion for exceptional service.
• Willingness to work a flexible schedule and join an on‑call rotation for emergencies.
• Capable of lifting up to 50 lbs.
• Valid driver’s license and proof of auto liability insurance.
