Job Description Summary

This role oversees and performs technical and mechanical work to ensure the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Assist and complete work orders generated from resident requests for service, diagnostic and repair work according to established policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, creating a “punch” list, scheduling vendors, obtaining supplies, performing maintenance tasks, and inspecting completed work.
  • Develop and maintain standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and common areas, ensuring high quality reflects Greystar standards.
  • Periodically inspect work performed by service team members and contractors to assess effectiveness, verify quality, and develop corrective action plans.
  • Maintain inventory of spare parts and materials, ordering supplies and tools with Community Manager to stay within budget.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist Community Manager in developing the budget for regular repair, maintenance and capital projects.
  • Support cost‑cutting programs by fixing parts, avoiding waste, and using tools correctly.
  • Conduct scheduled safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety regulations to ensure compliance.
  • Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing assigned work with efficiency.
Basic Knowledge & Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance or related trade.
  • Must provide own hand tools and be skilled in safe use and maintenance of hand, power and measuring tools.
  • Logical problem‑solving skills applicable to define and correct problems.
  • Strong customer service and interpersonal communication skills to interact with residents, clients, team members and external contacts.
  • Ability to read, write and communicate effectively, acting as the first point of contact for internal and external inquiries.
  • Proficiency in internet, word processing, spreadsheet and database programs; property management system experience preferred.
  • Basic mathematical skills for reviewing and completing financial, administrative and legal documents.
Specialized Skills
  • EPA certifications Type I and II or Universal for working on sealed HVAC systems.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.
Travel / Physical Demands
  • Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas for extended periods.
