The Residential Project Manager is responsible for full lifecycle management of luxury casita construction. This includes planning, coordination, subcontractor management, quality control, client communication, scheduling, budgeting, inspections, and project closeout.
You will serve as the on-site leader and primary point of accountability for ensuring each project is delivered on time, within scope, and to exacting quality standards.
Key Responsibilities- Manage multiple high-end casita builds (900–1,500 sq ft) from pre-construction through completion
- Maintain daily on-site presence to supervise trades and ensure production flow
- Enforce craftsmanship standards and protect the quality expectations of luxury residential clients
- Develop and maintain detailed project schedules and sequencing plans
Monitor budgets, change orders, cost tracking, and vendor invoices - Coordinate subcontractors across framing, electrical, plumbing, HVAC, finishes, cabinetry, and specialty trades
- Conduct regular quality inspections and manage corrections proactively
- Interface directly with clients, providing consistent progress updates and maintaining a professional presence
- Coordinate material procurement, deliveries, and inventory control
- Ensure compliance with building codes, inspections, and safety requirements
- Lead final walkthroughs and manage punch-list completion through client signoff
- 3–5+ years of residential construction project management experience
- Strong background in high-end or custom residential builds
- Proven ability to manage subcontractors and maintain high-performing job sites
- Deep understanding of sequencing, scheduling, and residential construction best practices
- Ability to read and interpret construction drawings and specifications
- Strong organizational, leadership, and problem-solving skills
- Experience using project management software and digital documentation tools
- Professional communication style when working with clients and vendors
- Reliable transportation and ability to travel between job sites
- $100,000+ annual base compensation
- 1099 Independent Contractor status
- Gas reimbursement for site travel
- References required for all submissions
- Work on architecturally refined, design-focused residential projects
