POSITION SUMMARY

We are seeking a highly motivated Associate to join our Acquisitions & Capital Markets team. This role sits at the center of deal execution and will support transactions across acquisitions, development, financing, and dispositions. The position is best suited for someone who thrives in a fast-paced, transaction-oriented environment and wants meaningful exposure to complex commercial real estate deals.

Key Responsibilities:
  • Underwrite multifamily acquisitions and development opportunities;
    Evaluate key metrics such us IRR, Cash-on-Cash, Equity Multiple, DSCR, Debt Yield, Return on Cost, LTV, LTC
  • Build and evaluate different waterfalls including, but not limited to, preferred return, promote/profit share, preferred equity, mezzanine debt, multi-tier structures.
  • Build and maintain dynamic Excel-based financial models (non-template driven)
  • Analyze T12s, rent rolls, development budgets, and capital stacks
  • Support debt and equity processes including:
    o Loan originations and refinancing
    o Capital markets analysis and lender/investor materials
  • Help lead due diligence, transaction execution, and closing processes
  • Manage multiple live transactions simultaneously across different stages
  • Collaborate with senior leadership on investment strategy and deal structuring
Candidate Profile:

2-4 years of experience in commercial real estate, including one or more of the following:
  • Real estate investment firm or private equity real estate
  • REIT (public or private)
  • Public accounting (audit or advisory) with real estate clients
  • Corporate finance or FP&A at a real estate company
  • Investment sales brokerage at a high-producing, institutional-focused shop
    o Residential real estate agents will not be considered
  • Bachelor's degree required
    o Advanced degree, license, or professional certification is a plus
Required Skills (Non-Negotiable)
  • Advanced Microsoft Excel expertise (will be tested)
    o Ability to build financial models from scratch
    o Strong grasp of formulas, sensitivity analysis, and uniform formatting
    o Experience creating multiple analyses without relying on templates
  • Experience working with property management software such as:
    o Yardi, Entrata, or comparable platforms
  • Strong understanding of real estate financial statements and deal mechanics
  • Ability to manage competing priorities and tight timelines

SALARY AND BENEFITS

The compensation for this position ranges from $60,000/year and up, commensurate with qualifications and experience. This full-time position is considered exempt from overtime pay under the federal and state wage and hour laws.
