Maintenance Technician – Commerce Street Townhomes

Job Summary:

Maintains efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliances.

Essential Duties and Responsibilities
  • Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
  • Respond promptly to resident work order requests and notify management upon completion or if pending due to backordered supplies.
  • Responsible for daily repair and upkeep of the community.
  • Perform routine maintenance punch on vacant units prior to new resident occupancy.
  • Manage care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.
  • Clean work area, tools and equipment, and keep company‑provided tools maintained.
  • Report unusual or extraordinary circumstances regarding the property or residents.
  • Maintain required property uniform and ensure a professional appearance and behavior at all times.
  • Provide courteous, efficient responses at all times.
  • Keep pools, fountains, hot tubs, and other amenity areas clean and operable.
  • Operate within OSHA standards and company safety policies.
  • Have thorough knowledge of company policies.
  • Pursue educational opportunities and self‑improvement for personal growth.
  • Be available on an on‑call basis.
Supervisory Responsibilities

Driving Requirements

Must have a valid driver’s license and the ability to drive to daily activities.

Education and/or Experience

High school diploma or GED; or one to three years related experience and/or training; or equivalent combination.

Equipment, Machinery, and Tools

Required to use gloves, eye protective glasses/goggles and other PPE. Must be knowledgeable in use and maintenance of various tools including wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Mathematical Skills

Ability to add and subtract two‑digit numbers and to multiply and divide by 10s and 100s, using units of American currency as well as weight, volume, and distance.

Reasoning Ability

Ability to apply common sense to carry out detailed but uncomplicated written or oral instructions, and to deal with problems involving a few concrete variables in standardized situations.

Certificates, Licenses, Registrations

HVAC certification preferred; CAMT recommended. Fair Housing Certification required within 14 days of hire.

Physical Demands

Regularly required to stand; use hands to finger, handle, or feel; reach with hands and arms. Frequently required to walk, climb, or balance, and talk or hear. Frequently required to sit; stoop, kneel, crouch, or crawl; and smell. Must frequently lift and/or move 25 pounds and up to 60 pounds, occasionally more than 100 pounds with assistance for heavier activity such as moving appliances.

Specific vision abilities required: close, distance, color, peripheral, depth perception, ability to adjust focus.
