Turn Technician

The Turn Technician is a role which combines resident relations, curb appeal management and make‑ready responsibilities. This entry level position has a direct career path to maintenance technician or maintenance supervisor, whichever may be more appealing to you.

Supervisor: Maintenance Supervisor/Community Manager
FLSA Status: Non‑exempt (Hourly)
Job Type: Full‑time

Essential Duties and Responsibilities
  • Make‑ready repairs and enhancements to any vacant apartment homes as residents relocate.
  • Perform all make‑ready duties including painting, flooring repair or installation, punch‑out & sheetrock repair, and trash‑outs.
  • Assist in cleaning available units and/or models.
  • Meet with the Property Manager and Maintenance Supervisor daily to coordinate activities, report progress, update trackers and ensure smooth operations.
  • Remove trash from common areas and the apartment community perimeter daily; monitor dumpster areas and secure materials and fencing.
  • Oversee subcontractors working in occupied units to ensure residents are not disturbed.
  • Lock all vacant units at the end of day, ensuring no vendors remain inside, all work areas are clean, windows and sliding doors are closed and locked, thermostats set to “Auto”, lights and fans off, and blinds closed if present.
  • Represent the community professionally at all times, both on and off the property; maintain acceptable attendance.
Supervisory Responsibilities

Qualifications

To perform this job successfully, an individual must have the following:

  • High school education or equivalent combination of education and experience (up to one month related experience).
  • Knowledge of safe use and maintenance of tools such as wrenches, hammer, saws, sledgehammer, posthole diggers, etc.
  • Ability to read limited words and basic numbers, speak simple sentences, add and subtract two‑digit numbers, and apply common sense to follow instructions.
  • Fair Housing training within 1 day of hire; courses on preventing sexual harassment, workplace harassment, and drug‑free workplace within 7 days of hire.
  • Physically able to stand, walk, climb, lift up to 50 pounds regularly and up to 75 pounds occasionally, and operate in weather and chemical exposure.
Work Environment

Work is performed outdoors, may involve moving mechanical parts, fumes, or chemicals, and is usually moderately noisy.

Background Check and Drug Screening

Candidates will be required to pass a criminal background investigation and a drug screening.
