Position

Summary

The Facilities Technician is responsible for maintaining the physical condition and ensuring the safe, functional, and efficient operation of a building and its systems including HVAC, plumbing, electrical, and general structural repairs. The role typically involves a mix of routine maintenance, preventative care, and emergency response. We are seeking a diligent and skilled Facilities Technician to ensure our building and grounds are maintained in optimal condition.

In this hands‑on role, you will perform a variety of maintenance and repair tasks to provide a safe, comfortable, and productive environment for all occupants. The ideal candidate will be a proactive problem‑solver with a broad knowledge of building systems and safety regulations.

Essential Job Functions
  • Perform Routine and Preventative Maintenance:
    Conduct regular inspections and execute preventative maintenance schedules for building systems and equipment, including HVAC, plumbing, electrical, and life safety systems, to maximize efficiency and reduce downtime.
  • General Repairs:
    Handle a wide range of repair tasks, such as patching and painting walls, minor carpentry, repairing or replacing light fixtures, fixing plumbing issues (faucets, toilets, etc.), and repairing office furniture.
  • Respond to Service Requests:
    Promptly address facility‑related work orders and emergency repair requests from staff or tenants, troubleshooting issues and implementing effective solutions.
  • System Monitoring:
    Monitor and operate building automation systems (BAS) and other control software to ensure all systems are running efficiently and within safety standards.
  • Coordinate with Vendors & Contractors:
    Oversee and collaborate with external vendors and contractors for specialized repairs, installations, and larger projects, ensuring their work complies with safety standards and project requirements.
  • Maintain Safety and Compliance:
    Conduct regular safety inspections, identify and report potential hazards, and ensure all facility operations are in compliance with relevant federal, state, and local laws and safety protocols (OSHA).
  • Record Keeping & Inventory:
    Maintain accurate records of all maintenance activities, repairs, and work orders using a computerized maintenance management system (CMMS) or other software, and manage inventory of supplies and equipment.
  • Groundskeeping (as needed):
    Assist with general exterior upkeep, which may include landscaping, trash removal, or snow removal, depending on the location and season.
Qualifications

Skills and Abilities
  • Education:

    High school diploma or equivalent required; technical or vocational training in a related field (HVAC, electrical, mechanical, plumbing) is strongly preferred.
  • Experience:

    A minimum of 2-3 years of experience in facilities maintenance, building maintenance, or a similar role.
  • Technical

    Skills:

    Strong working knowledge of general methods and practices in various building trades (carpentry, electrical, plumbing, painting, HVAC). Ability to use a variety of hand and power tools safely and effectively.
  • Soft Skills:

    Excellent problem‑solving, time‑management, and communication skills. Ability to work both independently with minimal supervision and as part of a team.
  • Physical Demands:
    Ability to lift and move heavy objects (up to 50 lbs or more), climb ladders, and work in various weather conditions and confined spaces as required.
  • Licensing: A valid driver's license with a clean driving record is often required. Relevant trade certifications (e.g., HVAC, electrical license) are a plus.
