Maintenance Technician for Oak Bottom Village I, II, III Apartments in Quarryville, PA.

Position Summary:
Under supervision, the Maintenance Technician I is responsible for coordinating daily tasks associated with the assigned Community. Performs a variety of facility and technical tasks that support the needs of residents not limited to on-site maintenance, areas of unit turn, inspection, maintenance, and repair.
Essential Duties and Responsibilities:The following statements reflect the general duties, responsibilities and competencies considered necessary to perform the essential duties and responsibilities of the job and should not be considered as a detailed description of all the work requirements of the position. HDC may change the specific job duties with or without prior notice based on the needs of the organization.
- Ensure that the physical condition of the Community is maintained according to the organization’s operating and safety standards.
- Complete all service requests and repairs correctly and in a timely manner. Obtain Supervisor’s approval for repairs and replacements that exceed $1,000.00.
- Administer turn‑key operation and ensure vacant units are inspected and prepared in a timely manner.
- Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.
- Maintain and work with approved vendors as needed within the annual budget.
- Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
- Execute knowledge of building equipment, painting and drywall patching, plumbing, along with other minor repairs.
- Evaluate deficiencies such as excessive wear or troubleshoot faulty minor electrical issues.
- Perform all other duties as directed by the Community Manager and assist the overall team effort, as needed.
- Minimum 1 year in maintenance or related field.
- Basic knowledge in cleaning, plumbing, electrical, carpentry, boilers, and HVAC.
- Basic knowledge using hand and power tools.
- Current driver's license
- Access to a reliable personal vehicle for on‑call responsibilities and travel to job sites as needed
