Position Summary:

Under supervision, the Maintenance Technician I is responsible for coordinating daily tasks associated with the assigned Community. Performs a variety of facility and technical tasks that support the needs of residents not limited to on-site maintenance, areas of unit turn, inspection, maintenance, and repair.

The following statements reflect the general duties, responsibilities and competencies considered necessary to perform the essential duties and responsibilities of the job and should not be considered as a detailed description of all the work requirements of the position. • Ensure that the physical condition of the Community is maintained according to the organization’s operating and safety standards.
• Complete all service requests and repairs correctly and in a timely manner. Obtain Supervisor’s approval for repairs and replacements that exceed $1,000.00.
• Administer turn‑key operation and ensure vacant units are inspected and prepared in a timely manner.
• Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.
• Maintain and work with approved vendors as needed within the annual budget.
• Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
• Execute knowledge of building equipment, painting and drywall patching, plumbing, along with other minor repairs.
• Evaluate deficiencies such as excessive wear or troubleshoot faulty minor electrical issues.
• Perform all other duties as directed by the Community Manager and assist the overall team effort, as needed.

• Minimum 1 year in maintenance or related field.
• Basic knowledge in cleaning, plumbing, electrical, carpentry, boilers, and HVAC.
• Basic knowledge using hand and power tools.
• Current driver's license
• Access to a reliable personal vehicle for on‑call responsibilities and travel to job sites as needed
