Job Details

We are seeking an experienced Preconstruction Manager to join our design-build construction firm specializing in industrial and warehouse projects. The ideal candidate will lead our preconstruction efforts, ensuring seamless project planning and execution from concept to construction.

Responsibilities:

• Develop detailed project budgets, schedules, and cost estimates for industrial and warehouse construction projects
• Conduct site visits to assess project feasibility and identify potential challenges
• Create conceptual, schematic, and design development estimates to support preconstruction activities
• Work closely with architects, engineers, and project stakeholders to ensure design efficiency and constructability
• Review plans for consistency, accuracy, and adherence to industrial and warehouse construction standards
• Participate in value engineering exercises to optimize project design and costs
• Prepare and distribute comprehensive bid packages to subcontractors and suppliers
• Evaluate and analyze bids from subcontractors and vendors
• Negotiate contracts and subcontracts with suppliers and contractors
• Provide oversight and mentorship to the preconstruction team
• Coordinate with Business Development, Estimating, and Operations teams on project approach and deliverables
• Ensure customer satisfaction through effective communication and project management
• Identify and mitigate potential project risks specific to industrial and warehouse construction
• Monitor design scope for changes affecting budget and/or schedule

Qualifications:

• Bachelor's degree in Construction Management, Engineering, or related field
• 7+ years of experience in preconstruction, with a focus on industrial and warehouse projects
• Proficiency in estimating software, CAD, and project management tools
• Strong understanding of construction methods, materials, and building codes for industrial facilities
• Excellent communication, leadership, and problem-solving skills
• Experience with design-build project delivery methods
