Overview
As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.
Responsibilities- Use five-plus years of experience in property maintenance (residential or hospitality) with at least one year of supervising others to address work orders and other repair and maintenance issues before they escalate.
- Utilize technical certifications to address critical areas, such as HVAC repairs and maintenance, CPO for pools and spas, or other specialized training for electrical or plumbing issues.
- Proactively address routine maintenance and the general cleanliness of the property, including resident amenities such as the pool and clubhouse; be hands-on with day-to-day maintenance activities and set the tone and standard for how work gets done.
- Lead by example, assist where needed, complete work orders as assigned, and help other technicians; manage the Make-Ready board to keep turnover work on schedule and ensure property grounds are kept up.
- Engage with employees and residents to understand concerns and resolve issues; apply attention to detail and project management to find cost-effective, high-quality, timely resolutions.
- Maintain a friendly and efficient approach when engaging with residents in their units and about the property; uphold a safety-first approach including EPA-certified handling of substances and training the maintenance team in safety procedures and protocols.
You will work full-time Monday through Friday at our location. Since maintenance emergencies can happen at any time, this role requires occasional on-call hours as set by the Property Management team.
While we provide equipment and supplies to complete most work orders, you must maintain your own toolkit. Occasionally, you may need to use a company-owned vehicle (or your own) to move about the property or to pick up supplies off-site. Therefore, you must have a valid driver’s license to be effective in this position.

- Familiarity with local, state and federal employment laws, OSHA, and equal employment opportunity regulations
- Able and willing to maintain regular attendance and punctuality
- Demonstrated attention to detail to ensure jobs are completed safely and without overlooking hazards
- Familiarity with tools and materials needed to maintain residential buildings
- Excellent verbal and written communication skills
- Respectful, responsible, proactive, and able to maintain confidentiality
- Excellent organizational skills, time management, and ability to meet goals and deadlines
- Ability to function well in a fast-paced, high-volume environment
- Basic proficiency with Microsoft Office Suite
- A high school diploma or GED with a minimum of 4 years of relevant work experience (preferably in property management or hospitality) and at least 1 year supervising two or more employees
- Technical degree or one or more technical certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification desirable
- Experience in general building maintenance or painting in commercial or residential settings; handyman work, light carpentry, electrical, or plumbing
- Experience in maintaining and repairing HVAC systems
- Proficiency with Microsoft Office Suite
- Must have own tools
- Valid driver’s license to operate company vehicles or to use own vehicle for work
- Expected work hours:
Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on-call hours and occasional weekends - Travel:
Occasionally may need to drive a company-owned or personal vehicle for business - Physical demands: able to lift up to 25 pounds frequently and up to 50 pounds occasionally; able to use hands to operate tools; adequate vision; stamina and dexterity
- Ability to move around the property, stand for extended periods, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl in various weather conditions
