Job Summary: The Maintenance Manager is responsible for ensuring the villages and base areas at Park City Mountain are maintained at the highest level for the resort, our guests, and HOA stakeholders. Responsibilities include leading a team of maintenance employees to perform ongoing and timely maintenance of grounds and village assets, overseeing special projects and third-party vendors, managing contracts and budgets, and liaising directly with HOA and resort leadership.

Job Responsibilities

  • HOA and Vendor Liaison: Works directly with HOA leadership and resort building maintenance teams to ensure villages are maintained at the highest level. Oversees daily inspections and reports, special projects, contract work with third parties, and vendor relationships. Meets regularly with HOA representatives to review progress and performance.
  • Operations & Strategy: Develops maintenance strategies, manages daily operations, repairs and work orders, and ensures systems and equipment run efficiently. Oversees grounds maintenance, including snow removal in winter and landscaping during spring, summer, and fall.
  • Team leadership: Hires, trains, schedules, and evaluates maintenance staff, fostering a strong safety culture. Coaches and develops talent. Builds and maintains positive relationships with resort department and facility leaders to ensure optimal service delivery.
  • Communication: Strong communicator and conducts regular meetings with internal and external stakeholders to provide updates and gather feedback.
  • Financial management: Manages maintenance budgets, controls spending, forecasts costs, and manages labor expenses. Audits billing statements for services provided to stakeholders.
  • Compliance & Safety: Enforces all health, safety, and regulatory standards, conducts inspections, and maintains records.
  • Process Improvement: Analyzes existing processes, implements new technologies, and creates workflows to boost efficiency.
  • Performs other duties as assigned.

Job Requirements

  • Minimum 5 years of experience in facility maintenance operations, including at least 2 years of project management.
  • Technical understanding of electrical, mechanical, and other systems.
  • Strong leadership, organizational, and problem-solving skills.
  • Excellent communication skills (written and verbal) for team and management interaction.
  • Ability to work under tight timelines and deliver high-quality results.
  • Professionalism, strong guest service skills, attention to detail, and time management.
  • Flexible schedule required; must be willing to work evenings, weekends, and holidays.
  • Proficiency in computer applications, including email, MS Office, and work order tracking programs (Maintain X.
  • Ability to stand for extended periods and perform physical tasks such as lifting, carrying, bending, and squatting.
  • Valid U.S. driver’s license required.
  • Ability to pass a background check.

The expected Total Compensation for this role is $70,944.80 - $93,494.73 + annual bonus. Individual compensation decisions are based on a variety of factors.
