Position SummaryPerforms maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning at one or more communities that have up to 149 units. This position may participate in the Maintenance Onboarding Support program after two years of employment with Eden.
Responsibilities- Utilize Yardi software to create and/or complete work orders and sync daily.
- Communicate with residents if there are delays, such as needing to order parts.
- Able to train other maintenance technicians on how to complete work orders using cell phone or tablet.
- Actively walk the property daily looking for deficiencies and submit work orders.
- Complete quarterly property inspections and annual unit inspections using phone or tablet, including photos of deficiencies and syncing inspection at day end.
- Notify Community Manager of habitability or other deficiencies witnessed while completing inspections or work orders.
- Assist in custodial work/cleaning of common areas, including sweeping, mopping, vacuuming, emptying trash, window cleaning, and assist in grounds work as needed.
- Ensure trash enclosures are free of overflowing trash and inspect dumpsters regularly, reporting any deficiencies.
- Utilize cell phone to record time worked and lunch break periods.
- Participate in company meetings and trainings using ZOOM and Teams, keeping camera on.
- Actively participate in the Teams group – Property Operations Maintenance.
- Order parts and supplies online and work with Eden’s Procurement Department to secure best pricing.
- Engage professionally with residents, handling concerns and adversity with tact and diplomacy while adhering to Equal Housing Opportunity requirements.
- Be on time for training sessions and company meetings.
- Assist in on-call emergency schedule for evening, weekend, and holiday coverage; maintain knowledge of water, gas, and sewer cutoffs.
- Coach others on completing tasks successfully per Eden policies and procedures.
- Perform various repair tasks including rekeying, screen replacement, unclogging, HVAC troubleshooting, preparing vacant units, painting, and basic irrigation repairs.
- Minimum of two years of experience in a maintenance or construction environment.
- High school diploma or GED.
- Demonstrated experience with preventive and ongoing maintenance of a property.
- Ability to work with minimal supervision.
- Attentive to detail.
- Proficient in safe use of tools.
- Second language skills desirable.
Requires use of hands to finger, handle, or feel objects and tools; standing, walking, climbing, stooping, kneeling, crouching, and crawling. Must lift or move up to 10 pounds regularly, up to 25 pounds frequently, and up to 100 pounds occasionally.
Work EnvironmentFrequent work in outdoor weather conditions with exposure to fumes, airborne particles, moving mechanical parts, high precarious places, wet or humid conditions, chemical risk, electricity shock, vibration, and moderate to loud noise levels.
