Associate Director of Property OperationsThis position reports to the Director of Property Operations for Mid Pen Housing and has responsibility for the daily operations of a region of properties. Key areas include fiscal management, resident management, employee supervision, community outreach, and strong internal partner collaboration.
Responsibilities- Supervise, hire, onboard, and train Property Managers; support onboarding and training initiatives across the portfolio.
- Manage the full hiring process, including requisition submission, collaboration with the Recruiting Team, and candidate interviews.
- Provide ongoing staff management including performance reviews, recognition, improvement plans, disciplinary actions, and retention efforts.
- Promote a positive and growth-oriented work environment for Property Managers and on-site teams.
- Ensure operational effectiveness through budget oversight, KPI management, subsidy collection processes, and Real Page system proficiency.
- Maintain regulatory compliance across communities, including audits, inspections, rent increases, and timely re-certifications.
- Collaborate with internal departments (Legal, Compliance, Risk Management) and external partners (Housing Authorities, community groups) to support property operations.
- Lead resolution of staff and resident communication issues, ensuring high customer service standards and timely incident reporting.
- Conduct regular site visits, approve capital project proposals, and support vacancy reduction efforts.
- Participate in company training, committees, and process improvement initiatives; conduct monthly staff check-ins and quarterly performance reviews.
Knowledge, Skills, and Abilities
- Certified and well-versed in Fair Housing laws.
- Proficient in Microsoft Office Suite and property management software (MRI, Yardi, Boston Post; Real Page preferred).
- Strong written and verbal communication skills, including professional correspondence and report writing.
- Exceptional customer service and relationship-building abilities with tenants, vendors, and internal teams.
- Skilled in interpreting policies, procedures, and technical documentation.
- Proven ability to prioritize tasks, manage time effectively, and meet deadlines in a dynamic environment.
- Strategic thinker with strong analytical and problem-solving skills.
- Demonstrated decision-making that enhances property performance and tenant satisfaction.
- Reporting & Analysis:
Provide regular updates to senior leadership on property performance, operational challenges, and strategic opportunities.
- Four or more years of Property Management supervisory experience and/or training or equivalent combination of education and experience
- Four or more years of multi-family residential management experience – minimum two years of Affordable Housing experience
- Tax Credit Specialist or Certified Occupancy Specialist certification required
$107,977 - $133,000 Annual Salary
