Job SummaryThe Sr Space Planning Proj Mgr is responsible for managing the overall programming, planning, design, renovation and activation of complex projects under the general supervision of the Director. Partners with design and construction project teams for space planning purposes. Ensures the completion of projects within budget, on schedule, and meets all program objectives and appropriate government regulations. Acts as a liaison between the client/users and all other project participants including consultants, contractors, vendors, and outside jurisdictional agencies.
Responsible for planning, scheduling, assigning, and overseeing the work of project participants and assigned project managers. Researches, develops and produces financial and management reports, variance analysis, market and strategic business analysis and related projects in support of business development and strategic planning.
- Defines, manages, assesses, and documents project scope and program, describing the objectives, physical requirements, parameters, and constraints of the project, including not only the user's functional needs but also hospital and external jurisdictional criteria for health and safety, operation, maintenance, energy efficiency, quality standards, contextual issues, and aesthetics.
- Manages the review and approval process to ensure appropriate approvals of all design work from schematic studies through final documents and related field changes and changes in scope; as well as approval for conceptual and detailed projects budgets.
- Defines project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.
- Delegates tasks and responsibilities to appropriate personnel, including overseeing renovation projects.
- Determines and assesses need for additional staff and/or consultants and makes the appropriate recruitments if necessary during project cycle.
- Develops policies, guidelines and standards, and acts as a department representative on committees and professional organizations.
- Directs and manages project development from beginning to end.
- Identifies and resolves issues and conflicts within the project team.
- Defines and implements quality control measures to ensure project compliance with department, hospital, and university policies, government codes and regulations; also ensures conformance to the requirements of all project participants.
- Constructs and manages communications on a regular and timely basis, ensuring that all project stakeholders are informed of project status, problems, and required actions.
- Contributes to the selection process and contract negotiations for consultants, contractors, and vendors.
- Prepares and maintains accurate, coherent, timely, and auditable project records/files, and cost estimates with department procedures; and ensures that space inventory reports are complete.
- Provides leadership, coordination, and support to the Project Managers and Project Coordinators.
