About the Role
We are looking for a hands‑on Project Manager to lead real estate development projects in Italy from planning through construction, fit‑out and handover with a strong focus on day‑to‑day site supervision, technical execution, and cost control. You will actively manage contractors and suppliers on the ground, ensure works are delivered to the required quality and standards, keep timelines on track, and secure market‑competitive pricing through strong negotiation and procurement management.
This role also includes supporting permitting and approvals, maintaining full project documentation, and ensuring each property is fully ready for operation ponsibilities
Plan projects from start to finish – together with the team, define scope, prepare budget and timeline, identify risks and mitigation measures.
Secure all necessary permits and approvals; liaise and cooperate with municipalities, state institutions, utility providers, neighbours, community representatives and other relevant stakeholders; represent the Employer in meetings, consultations, negotiations, hearings, dispute resolution procedures and similar situations, ensuring the Employer's interests are protected.
Ensure compliance of projects with applicable laws, construction standards and regulatory enactments; monitor legislative updates and implement necessary adjustments.
Apply strong construction and technical knowledge to plan and sequence works efficiently, assess and delegate tasks appropriately, and select the most suitable contractors and suppliers.
Conduct day‑to‑day site supervision and quality control – regularly inspect works, verify progress against the plan, ensure works meet requirements, and address issues on the spot.
Maintain strong cost awareness – understand market pricing for construction works and materials, benchmark offers, and ensure works are delivered at an optimal, market‑aligned cost without compromising quality.
Organize procurement end‑to‑end (tenders, partner selection, contracting) – negotiate and manage supplier/contractor agreements to secure best‑value terms.
Coordinate design and fit‑out as needed – oversee finishes and FF&E (furniture, fixtures & equipment), including sourcing and purchasing items when required.
Handle financial flows – review and approve invoices, report financial status and key project metrics; ensure costs remain within the approved budget.
Own and maintain project documentation end‑to‑end – collect and file all project‑related documents (contracts, permits, approvals, drawings, specifications, protocols and correspondence), keep records accurate and up to date, and ensure proper version control and easy access for internal stakeholders.
Deliver projects into operation – ensure each property is fully prepared and ready to be leased or sold.
Coordinate closely with internal teams (architecture, operations etc.).
Perform other related duties as required to ensure smooth project delivery.
Requirements
3+ years of experience in real estate development, construction, or fit‑out project management, preferably in Italy.
Strong knowledge of construction/fit‑out regulations and permitting processes in Italy, with the ability to navigate relevant institutions and approval procedures.
Willingness to travel regularly within Italy (including extended stays when needed) and occasionally to other countries as required.
Strong organizational and coordination skills.
Ability to manage multiple stakeholders, contractors, and suppliers.
Experience working with budgets, timelines, and contracts.
Practical, solution‑oriented mindset and high ownership.
Very good English and Italian.
